Engineering Analytics, Inc. (EA) has been retained by Heath and Laura Pickett to provide a
drainage memo to the City of Fort Collins regarding their home construction at 337 Wood Street,
Fort Collins, CO.
I visited the site on August 28, 2018 and observed the current site conditions. There is currently
an existing residence on the site. Photos from the site visit are provided in Attachment A. It is
EA's understanding that the current residence will be removed and a new residence constructed
on the lot. The new residence has been design by Vaught Frye Larson Aronson architects, with
the proposed grading plan provided by Crown Jade Design Engineering. The geotechnical report
was provided by RMG Engineers (2018). The dra�age plal� provided by Crown Jade Design
Engineering indicates the lot will be graded to drain to Wood Street. The water will be conveyed
via swales along the north and south of the home. A swale across the backyard will be used to
convey water to the swales located along the north a�id south lot lines. The grading plan is
provided in Attaclunent B. The RMG Enguieers report states that a"well-defined swale sltould
be cr•eated a rttini�nu�n S_feet fr-orn the foundation wall and sloped parallel with tlze wall with a
rni�zimum slope of�2 percent. " Any runoff that does not infiltrate into the existing landscaping
will flow to the street. This should prevent any additional runoff, froin the new construction,
from draining to the alley or ajoing �roperties.
