To Wham It May Concern,
The purpose of the grading plan for the above mentioned address is to protect both the
existing structures and proposed new structures. The existing subdivision (Buckingham Place)
was started around 1900 and the grading for the subdivision will never be able to apply to
current drainage and grading standards. The proposed top of foundation of the new structure,
was set to have a minimum 8" of foundation reveal and 6" of fall away from the foundation to
the high point in the middle of the lot. Then, at minimum the grading should be 1.5% around
the south side of the structure to the east side of the lot or front of the house to protect the
new proposed foundation and basement from water. Around the north side of the structure a
swale should be installed at 1.0% fall to the front of the house on the east side to protect the
new proposed foundation and basement from water. With this high point set and the flow
towards the front this should protect both existing structures and proposed structure from the
drainage. The high point is set close to the finish floor elevation of the two existing structures
but with the swales built with the percentage of flow, the swale should be below the finish floor
elevations when close to the existing structu�es. The top of each window wells should be held
at the 4900.00 elevation. A retaining wall should be placed on the subject property along the
property line the length of the new structure. The swale shal! be place between the window
well and the new retaining wall.
Both North and South property lines are currently fenced and said drainage should
follow a swale built on the subject property with the current fence line and property line being
unchanged. This in affect will not change the historic drainage of either neighbor and insure
the site drainage on either side of the subject property will reach the street and not the
neighbors property. The grades shown on the grading plan are to be the flowline of the
proposed swale with the top of the swale at the property line and the foundation being higher
to protect both the foundation and the current property lines. (See swale details for both
protecting the foundations, property lines and existing fences.
