We are pleased to submit for your review and approval this drainage letter describing the
drainage impacts from the proposed residence at 109 North Sherwood.
The home will be located on Lot 3 of the Bouton House Subdivision. The lot is 5,000 square
feet and presently sheet flows from west to east and into North Sherwood. A home, driveway
and patio will be added to the lot (a total of 2,800 SF of impervious area). There are seven large,
mature trees on the property that are going to remain, which limits the opportunity to regrade the
property with a typical surface drainage pattern around the home. Rather than grading swales all
the way around the home, a small storm pipe system with ADS inline drains will be installed to
accept surface flows, run them underground to a proposed curb opening on Sherwood. The pipe
and curb opening will need to obtain a Right of Way Encroachment Permit from the Engineering
Department.
The home and patio will drain to landscape areas prior to reaching the proposed area inlets on the
storm pipe systein. This contact with landscaping will allow for some water quality treatment
prior to the flows discharging to the right of way. The project will have an insignificant impact
on storinwater quantity and quality downstreain.
