Mr. Mogen:
The purpose of this letter is to address drainage impacts to the existing 0.15-acre property located at 312
E. Stuart Street due to the addition of a proposed building and garage. The site is situated in Lot 13, Block
2, Alpert Subdivision, County of Larimer, State of Colorado. Specifically, the property is located midway
between Mathews Street and Peterson Street and bound by East Stuart Street to the south and a common
alley access-way to the north. The subject property is surrounded by residential properties to the west,
east, across the alley to north, as well as across E. Stuart Street to the south.
The existing property currently consists of an existing shed and mature landscaping. The existing site
currently drains southwest to northeast. The existing shed located in the northern portion of the property
will be removed and replace with the proposed house and garage. The proposed work shall consist of an
approximately 1100 square foot house, as well as the addition of a proposed 574 square foot detached 2-
car garage.
The proposed grading plan for the site follows historical patterns as closely as possibly, while making an
effort to reduce the drainage making it north to the alley. Two proposed swales, located east and west of
the proposed house, are being used to convey the runoff off the site. The west swale has a high point
located approximately 21 feet north of the southern property line. The east swale directs all the flow north.
Historically 100% of the runoff is conveyed to the alley north of the property. With the drainage
improvements, approximately 15% of the runoff is conveyed to the flowline of East Stuart Street.
Historically, the site has a percent impervious of 5.7 percent. With the addition of the house and garage,
the new percent imperviousness of the site is increased to 28.9 percent. More specifically, 1,674 ft 2 of roof
area and 200 ft 2 of concrete area were added to the existing site. Subtracting the existing shed roof area of
174 ft 2, the total added impervious area is 1,700 ft2. The proposed improvements cause no adverse impact
to the adjacent properties.
