Lot Size: 13,938 SF (.32 Acres) Existing Zoning: LMN Zone Existing Land Use: Daycare facility Proposed Land Use: Multi-family House with 4 Units Accessory Use: Parking Lot Number of Dwellings: 4 Dwelling Parking Spaces proposed: 8 spaces We are proposing to convert the existing daycare facility on 906 E Stuart St – an original property which has been built as a single-family home- into a 4 unit multifamily dwelling. The existing house is a one and a half-story daycare facility with a thickened slabs foundation, with block foundations below frost with support footings around the perimeter, front concrete drive, concrete sidewalks, and a backyard with lawn. This house has been previously converted to a daycare facility and owned by the city but has been vacant for the past 2 years. There is a total habitable area of 2,074 sf. The house currently has 1.5 story and 4 bedrooms. Our plan is to pop the top of the building and convert it into a 3962sf two-story building with proposed exterior alterations to the existing building while keeping the existing setbacks in all directions. Our proposed building would have 4 units with the following configurations: • Unit A : Two story, 2 bed, 2 baths – 1152sf • Unit B : Two story, 2 bed, 2 baths – 800sf • Unit C : Two story, 2 bed, 2 baths – 1160sf • Unit D : Two story, 2 bed, 2 baths – 850sf This house is in an area close to CSU campus and our goal is to provide affordable rental housing primarily intended for students. Directly to the North of the lot is Springfield Condominiums. We propose to build 8 spaces for parking in the back. The parking spaces will be designated with signage for the tenants. the apartment complexes. We propose building absorptive parking areas to assist with the drainage solution to mitigate the sloping condition to the north Thank you for the opportunity to present our plans.
