This letter is in response to your summary of comments pertaining to the City review of the
Paragon Point P.U.D. - Phase 2, Final P.U.D. submittal. With respect to the comments,
I have the following responses (response numbers relate to comment numbers).
1. We have provided sight distance easements on lots 25, 27, and 30 on the revised plat.
2. A variance request is submitted herewith.
3. The intersection of Southridge Greens Boulevard and Trilby Road now depicts a
"final design" for the intersection. The curb returns are not to be constructed at this
time due to future improvements for Trilby Road. A preliminary design of the future
improvements are included in this re -submittal.
4. These items have been included on the re -submittal.
- 5. —This-issue-has-been coordinated -since -the Phase 1; P.U.D. process.
6. An easement on lot 34 has been added.
8. An access restriction note has been added to the plat.
11. The Stability Study for Fossil Creek was submitted on Friday, September 25, 1992,
as agreed per Glen Schlueter. The path, as I understand it, will be on the west side
of Fossil Creek. This is within an area of "Tract C" of the Phase 1 plat which is not
being replatted with this phase. Trail easements will be dedicated through Tract C,
as well as other tracts at some future date and should not be tied to this Phase (plat).

Please note that as of today, we have not received comment from either the Stormwater
Department or the Fort Collins - Loveland Water District/South Fort Collins Sanitation
District. These comments were to be provided to us on 9-18-92. We are attempting to
contact both agencies to expedite their comment.
I believe that we have addressed all the comments. Please advise me as to any further
revision required.
