We believe the development of a commuter school sets a bad example and precedent. The proposal ignores many of the community values which are in place, and being actively sponsored and encouraged by City policies. The development and integration of the school and its surroundings should reflect the greater community values. A sensitive use of this large block of land will be a crucial example of how city policies are reflected in physical reality. There are numerous environmental considerations to be made in developing this property. In the articles and discussion presented in the press to date, (see enclosed articles) there has been very little mention of environmental integration. The current proposal assumes a significant allotment for vehicles of the users. This would lay pavement to 10 of the 60 acres. There is no discussion of alternatives to this blatant subsidization of single occupancy vehicles. Where is the consideration for other, more environmentally friendly modes? We recommend the development of an integrated system of access through paths and lanes for these other modes. We recommend consideration of a gated, pay parking lot with declining rates for car-pooling. of course, there would be no charge to _-pedestr.ians,_b_icyclists, or bus users. Concomitant with the paved wasteland are the associated problems of storm-dra:inage,---- — heat gains, operating cost, etc. The recent Transportation Plan goals and objective statements provide other factors that should be included in the intergration of this school into the fabric of the community We believe this is an opportunity for the City and the school district to work together to create a positive example of environmental stewardship. Sincerely, ;L Will Smith Chairman 112 N. Howes • P.O. Box 580 • Fort Collins, CO 80522-0580 • (303) 221.6600
