The two proposed projects are commonly known as Pine Cone Farm; Amended Overall Development Plan, #60-91A, and New Fort Collins High School, Site Plan Advisory Review, #60-91B. The Pine Cone Farm Amended Overall Development Plan addresses proposed land uses and street layout on 170 acres, located- east of Timberline Road and north of Horsetooth Road. This request is being reviewed by the criteria of the plans and policies adopted by the City of Fort Collins. The New Fort Collins High School, Site Plan Advisory Review addresses the 68 acres devoted to the new high school campus. The site plan addresses such details as building placement, parking, vehicular and pedestrian circulation, and relationship to surrounding land uses. The New Fort Collins High School is located east of Timberline Road, south of Vermont Drive (extended) and wraps around an 11 acre commercial parcel, located directly on the northeast corner of.Timberline and Horsetooth. This request is being reviewed according to the criteria allowed by Colorado State Statutes. Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter, as well as your neighbor's input, an extremely important element in the City's review - of this.proposal . If you are unable to attend the public hearing, written comments are welcome. This letter has been sent as a courtesy to all property owners of record within 500 feet of the area based on current County Assessor's records.
