Our site plan was designed with keeping as many of these trees as possible while meeting our client’s needs and the City’s requirements. There are some instances where it is not feasible to keep trees, below is a list of these instances. Please reference the Tree Mitigation Plan for locations. • Tree 1: Due to the reorganization of the parking lot this tree now sits on the edge of a landscape island and cannot be preserved. • Tree 2: Due to the reorganization of the entry drive off East Prospect Road and limited ability to move this entrance this tree cannot be preserved. • Tree 3: Due to utility conflicts and the need to locate a main access to proposed bank from street front this tree cannot be preserved. • Tree 7: Due to new sidewalk being installed on Western edge of site as required by Fort Collins Standards, this tree cannot be preserved. • Tree 8: Due to reorganization of the parking lot this tree now sits in a parking space and cannot be preserved. • Tree 9: Due to reorganization of the parking lot this tree now sits in a parking space and cannot be preserved. • Tree 10: Due to reorganization of the parking lot this tree now sits in a parking space and cannot be preserved. • Tree 11: Due to reorganization of the parking lot this tree now sits in a parking space and cannot be preserved. Mitigation for all the existing significant trees on site that are unable to be saved will be provided on site as is possible. Due to space and utility constraints a number of trees will need to be mitigated through a cash in lieu fee.
