Please be aware that the Planning Depart- mcnt will not record the final documents with either the City Clerk or the Larimer County Clerk and Recorder until the final utility plans arc submitted, approved, and signed by the City of Fort Collins. As of this writing, the primary reason the utility plans are not in final form is to re -calculate the size of the riprap that will be used to prevent erosion at the outlet for the stormwater pipe. The initial sizing of the riprap was calculated based on one design formula. The new calculations will be derived using a different formula approved by the Urban Drainage and Flood Control District. After the size of the riprap is approved by the City Stormwater Utility, the final mylars of the utility plans will be circulated among all the affected City agencies for signatures. Only after all signatures are obtained, and the Development Agreement executed, will the documents be ready for recording.
