Request for a subdivision consisting of 42 lots for single family detached homes located on 11 acres on the east side of the existing church at 2700 S Lemay Ave. All lots meet or exceed 6,000 SF which is the minimum requirement in the R-L, Low Density Residential zone district. The plan is approved with two Modifications of Standards. The first al- lows a 15 ft. front setback instead of a 20 ft front setback but only for the front porches or side -loaded garages. The. second Modification allows a street - facing garage door to be recessed from a side -loaded garage instead of the ground floor living area portion of the house or a front porch on certain house models. On July 24, 2013, a stand-alone Modification was approved to allow houses at a variety of sizes all of which result in lot sizes having less than 3X the floor area of houses but not less than 6,000 SF.
