(now Shoreline P.U.D.) Dear Ted, Following are our responses to your comments dated June 26, 1987, on the above referenced project: 1) We are willing to have this project heard as a preliminary in July and as a final in August. 2) Phil Robinson of Stewarts Engineering will be writing the letter asking for a variance. 3) The building envelope on lot #7 has been modified to accomplish proper traffic visibility (see attached sheet). As well, the fence at the entry has been lowered to a height of 42" and a "no fence zone" has been added to lot 7. 4) The name of the P.U.D. has been changed to "Shoreline P.U.D." 5) The center island will be redesignated on the final plat, and a note will be added to the final landscape plan regarding its maintenance. 6) A note concerning tracts A and B has been added to the plan under "notes". 7) Vacation of existing easements will be submitted by Stewarts Engineering. 8) The owner of the lake and current owner of the proposed P.U.D. property is the same. The realtor is currently in the process of obtaining a letter from the owner. (by Final) 9) A pedestrian bridge has been added to the plan. 10) It was agreed that this landscape buffer would be required of the Boardwalk Office Complex at which time a building permit was requested for the restaurant. 11) A note has been added to the Landscape Schedule about consistent fencing. 748 WHALERS WAY / BLDG. E SUITE 200 / FT. COLLINS CO. 80525 / 223-1 512 12) I have since visited with Bob Wilkerson of Natural Resources at the site. Treatment of the water's edge, landscaping of the drainage ditch and tracts A and B will be refined on the final landscape plan according to his recommendations. 13) The center island will be landscaped in a "xeriscape" fashion and will be reflected thus on the final landscape plan. This should eliminate the need for additional asphalt around the island. 14) (Being worked out between Stewarts and City Storm Drainage). 15) Culverts are being planned to the new water's edge. This will also be addressed in letter (see #8). 16) (See engineering drawings by Stewarts). 17) (See engineering drawings by Stewarts). 18) (See engineering drawings by Stewarts). 19) City has agreed to maintain pan.
