This approximately 2.5 acre portion of land is fully surrounded by previously annexed property zoned general commercial. This project will assimilate this portion of land into the existing city limit and zoning immediately adjacent the land. Principle LIV 1: Maintain a compact pattern of growth that is well-served by public facilities and encourages the efficient use of land. · This project will create a cohesive annexation an zoning within the existing pattern and improve the efficient use of the land. Principle LIV 3: Maintain and enhance our unique character and sense of place as the community grows. · Annexing and zoning this portion of land will maintain and enhance the unique character and sense of place as the community grows by keeping the land use pattern consistent with this zone of general commercial and activity center. Principle LIV 4: Enhance neighborhood livability. · Providing a cohesive area of general commercial zoned land annexed into the city will allow for enhance neighborhood livability by allowing development intended for that specific purpose. Principle LIV 7: Encourage development that reduces impacts on natural ecosystems and promotes sustainability and resilience. · The devolved ROW lacks natural ecosystems. This annexation and zoning will provide the opportunity to promote sustainability and resilience as a cohesive portion of developable land. Principle CR 1: Build Fort Collins’ identity as a cultural center and destination by increasing the visibility and accessibility of arts and culture activities and expressions from all cultural traditions. · This annexation and zoning will provide a cohesive developable area of land that will serve as an activity center and general commercial zone supporting visibility and accessibility of the arts and culture activities and expressions from all cultural traditions.
