Subject: Autawash Update
Good morning Paul,
Per your request on Friday, I wanted to give you an update on the meeting I had with the owner/developer
of the proposed Autawash site on Horsetooth. I've also cc'd all relevant internal parties.
I met with Barry Hillegas and his architect Bob Mechels (VF) on Friday morning 12/10. They had specific
concerns about some of the comments submitted by transportation staff requiring substantial internal
pedestrian circulation & connectivity. Specifically, their concerns focused upon:
1) Need for a sidewalk on the west side of the property that extends all the way back to south side of the
building. Barry explained his concerns centered on attracting ped. movement into an area where many
cars will be turning and where there is no real destination end. Peds will only have access to the east side
visitors waiting area. All other customers will be in their cars while at Autawash. Barry has provided an
east side ped. path that allows for connection to the cinema complex and to Horsetooth, if customers want
to walk around or take in a movie while their vehicle is serviced. An internal ped walkway is alo provided
to separate peds from moving cars internal to the site.
2) Barry would also like to remove part of the sidewalk next to the lube center to make room for an already
constrained lube building design. This SW forms part of the internal ped path mentioned above.
I feel Barry's explanation of how the operation is to function as well as where customers will take access to
the waiting area merits some more discussion of the requirements for a west side SW and east -west
internal ped. treatments as a consequence of that west SW connection. I will take the issue to Trans.
Coordination on Thursday morning to bounce this new information off of Transportation staff. As of right
now, I'm inclined to retract my comments regarding these issues.
However, I am not convinced about removing the SW next to the lube center. This SW forms part of the
internal path separating the peds from the autos as per the LUC (3.2.2 D.1). If the SW is removed, then
customers/staff will have to enter, then exit the lube building in order to get to the ped path leading to the
main building site. Barry will probably have heartburn over this call, but I think it should stay. I'll bounce
this off of staff on Thursday as well.
The meeting was cordial and all comments were noted and discussed calmly. Barry's architect will drop
off new proposed plans to me on Tuesday. Please let me know if you have any comments or questions
regarding this matter.
