Two trees have been added to the east property line to comply with Section 3.2. 1 (E)(5)(d). g) The east property line is to be covered under a collective parking arrangement Which will provide five-5 foot landscape strip. h) Pedestrian ways are enhanced. Fuchs Fort Collins Planning Department 281 North College Avenue Fort Collins, CO 80524 RE: Response to staff letter — Park South Commercial Plaza, Lot 2-B Autawash Dear Ron: We have reviewed the staff letter dated November 18, 1999 and have the following comments: Items A. to K. Acknowledged. 1) Acknowledged. 2) A vicinity map shows the location of the site.The right-of-way width for Horsetooth Road, private drive widths, and sidewalk widths internal and abutting the project development are shown on the Site Plan. 3) A future pad for potential future vendor will be provided. The design will be submitted at a future date. 4) Site and Landscape Plan a) An additional tree has been added along the Public Street (Horsetooth Road) in compliance with Section 3.2.1 (E) (4)(a) to provide for adequate lot perimeter landscaping. Per LUC Section 3.2.1(13)(2) street two trees have been added to the north parkway area. All proposed trees are placed at least (8) feet away from the edges of driveways and alleys, and forty fee (shade trees)/ fifteen feet (ornamental trees) (LUC 3.2.1 (K) from any street light. b) The Landscape Plan has been checked and complies with the minimum species diversity in accordance with Section 3.2.1(D)(3) of the Land Use Code. c) In compliance with LUC Section 3.2.1(E)(4) a earthen berm has been added in combination with planting to provide the required screening along Horsetooth Road. Screen planting is shown on the south and east property lines. Screen plantings have been added to the southern portion of the west property line.
