Tricia RECEIVED JAN 21 ?005 CURRENT PLANNING 1/2l/2005 RECEIVED JAN 21 M5 CURRENT PLANNING REQUEST FOR A MODIFICATION OF STANDARDS The Applicant hereby requests a Modification to the Development Standard 3.2.2C5a Walkways. Specifically we request a modification to the 6' sidewalk width requirement of this standard. In lieu of the 6' sidewalk we request a 5' sidewalk per item 2.8.2113. The site has a preexisting physical constraint in its east west dimension. Such dimensional constraint negatively affects the turning radius of vehicles exiting the car wash bays. The extra 12" will greatly assist in overcoming this tightness, especially with the larger and oversized vehicles using the facilities. The remainder of the property to the south will provide a 6" wide sidewalk. Box 580 Fort Collins, CO 80522-0580 RE: Park South Commercial Plaza, 2Id Filing, Lot 2B ( Horsetooth Car Wash ) Dear Steve: As you know Steve, we initially planned to connect into the sanitary sewer service that is located on the adjacent property to the west - the Auto Zone property. This would have required both an offsite construction easement and an offsite utility easement. Subsequently, after talking to Jeff Hill we have decided to tie into the sewer line that runs south of this lot. The access and utility easement is already in place and it also allows us to tap into the same line when / if we do the south building. Box 580 Fort Collins, CO 80522-0580 RE: Park South Commercial Plaza, 2Id Filing, Lot 2B ( Horsetooth Car Wash ) Dear Steve: Per your request, the following is a list of items that needed to be resolved prior to scheduling an Administrative Hearing for the aforementioned property. Water Quality — As you can see by the attached Revised Site Plan Tricia and Wes have resolved the water quality issue primarily by eliminating one parking stall and enlarging the detention pond. Emergency Access Easement — After discussions with Ron Gonzalez and Gino Campana, Gino has agreed to vacate his current 25' Access and Utility Easement and dedicate a new Access and Emergency Access and Utility Easement. I have attached a site plan and Vacation and Dedication documents for your review. In addition, I will provide a copy of the same to Ron Gonzalez. Modification — Attached is the Request for Modification of Standards for the sidewalk. Xcel — Attached is an email resolving the gas line issue. Sewer Service — Please see attached letter and / or speak with Jeff Hill. Construction Easement — Obviously there will be no need for a construction easement for sewer as we intend to go South to the sewer line and not encroach on the Auto Zone property.
