These are: A). The meandering walkway along the southern edge of Harmony Rd (to be constructed with this project) B) the northern curbline of the proposed private drive - including the sidewalk and the connection between the private drive sidewalk and the aforementioned meandering walkway along Harmony, and C). Snow Mesa Drive in its entirety, including curb, gutter and sidwalks. Please show forgive me if I am mis-understanding the extent of this project, but it would seem that these improvements need to be shown on the utility plans. Thanks. Response: This is now shown Number: 26 Created: 3/8/2005 [3/8/05] The crossings of the main walkways through the parking areas (from the private drive south to the building entrances) are problematic at the main drive aisle crossing directly in front of the proposed building. These walkways need to have a treatment that gives crossing priority to the pedestrian and should be designed and constructed in accordance with Section 3.2.2 C (5) (a) and (b) of the LUC. At this point in time neither the site plan nor utility plans provide details in this regard. Please revise. Thanks. The new signal at Snow Mesa/Harmony will be sufficient to handle the traffic loads. At what point does Snow Mesa get constructed to the south and Timberwood get constructed to Timberline? Response: Please refer to the phasing plan created by Stantec with the Infrastructure project. This phasing plan indicates when certain improvements will happen. Department: Transportation Planning Issue Contact: David Averill Topic: Site Plan Number: 23 Created: 3/8/2005 [3/8/05] The design as submitted is not meeting the "connecting walkway" standard as mandated by section 3.5.3(B) (1) of the LUC. My suggestion to remedy this situation is to construct a sidewalk (preferably 4.5' if detached, 6' if attached) from Snow Mesa drive running adjacent to the eastern edge of the parking area, then crossing the service access as shown on the site plan. Response: This is discussed we have noted that this is 88% impervious but was anticipated for this portion of the site. Topic: Grading Number: 18 Created: 3/7/2005 [3/7/05] Please extend the grading of Swale A to show how it ties in to the existing swale draining to the south. Response: We have extended the windo to show this In this interim grading condition, Swale A crosses over a proposed sanitary sewer line, please make sure that the sanitary line will have the necessary cover in the interim condition. Response: The storm sewer now crosses underneath the pipe. This is shown in the profile Topic: Plat and Easements Number: 29 Created: 3/9/2005 [3/9/05] Clarify on the existing easement on Tract A what portion of that easement will be retained and what portion will be vacated. Response: We have made the whole area a access, drainage and utility easement. Please provide a copy of the off -site easement required for the off -site swale leading from this site to the existing swale south of Lot 2. Page 4 1. One option is to place the transformer next to the trash enclosure and widen the driveway leading to it. Response: Both transformers have been shown within 10 feet of a drivable surface and appropriate offsets from buildings and landscaping have been executed. The primary electric source for this development is located near the west side of the building. Locating the transformer to the west side of the building will shorten the length of primary cable required for the project. The cost for primary cable and backfill is $16.23 per foot. Response: Acknowledged. Contact Light and Power to discuss transformer specifications and location. Response: The light and power department has been contacted. If that is the case, a note should be added to the Site Plan indicating the possibility of a future covered walkway crossing the property line and that the consent of the property owners has been given for such encroachment. This note should also appear on any plans submitted for a building permit in order to alert the Building Department that consent has been given.
