The City commented that their previous City Street Master Plan has always identified Tract "A" as the area for the extension of Sharp Point Extension. Dave Stringer and Sheri Womhoff was to confirm that Eric Bracke of Transportation had received the report prepared and submittal by Matt Delich. At the Same time, they are to confirm that the report findings are valid and will confirm that the phase II development of this site will not pose a larger impact of 2% on the Timberline -Prospect Intersection. They will also conclude to us if any further transportation reporting would be required. We were informed at a later date that we had not exceeded the 2%. As per the City of Fort Collins Code, we have confirmed that the design of portion of Sharp Point that is adjacent to lot 33, will need to be designed as part of the development of this phase II project. The design of this portion of roadway will follow in the review of the PDP and FDP process the main part of the project will go through. The decision to construct the roadway is decision of Chuck and Javier. It was noted that the road was not to be constructed at the current time.( Curb, Gutter and 20'-0" of Street ), 125% of the current costs of this portion would be required to be provided to the City of Fort Collins in form of Cash. Dave Stringer discussed a mechanism that when any development on lot 34 was to occur, that prior to the release of a building permit and within ten years of the original design, the City of Fort Collins would ask for a shared portion of Fee towards the design of the road that was completed. Dave Stringer has noted that the presented plan outlining a secondary access to be to Midpoint Drive would be an acceptable temporary emergency only access until the Sharp Point Drive extension is completed. Once Sharp Point Drive has been completed that temporary access would be required to be removed. The future curb cut along with the curb and gutter along this portion will be required to be installed in the construction of this proj ect.
