Colorado 80525 PHONE (970) 224-5828 We have reviewed staff comments dated October 21, 1998, and have the following FAX (970) 224-1662 comments: t. Acknowledged. 2. The relationship of building B to the street has been revised in order to meet the requirements of the LUC. The building has been moved closer to Midpoint Drive and maintains a distance of 15 feet minimum from the revised right of way, per Section 3.5.3(B)(2)(b) of the LUC. Land uses included in the PDP are as follows; Building A- Light Industrial/ Warehouse Building B- Office/ Industrial 3. a. The buildings will be fire sprinklered, as noted on the site plan. b. Acknowledged. C. Both buildings will be fire sprinklered, as noted on the site plan. d. The nearest existing fire hydrant is located across the street and is easily within 300' of both buildings. See engineering drawings forlocation. 4. a. After meeting with planning staff, it was concluded that the bicycle racks would remain where they are. b. Land uses proposed for building B are industrial and/or office land uses as defined by City Code. This building will potentially be used as a warehouse with associated office activities. C. There will be a maximum of 48 people employed in these buildings. d. A trash enclosure detail is included on the elevation sheet, sheet 4 of 6. e. The service area behind building B is not intended to be a parking lot, however, the area has been screened with a 6' wood privacy fence. 5. Acknowledged.
