The expected uses will be a mix of office, light industrial, and warehousing. A business park use from Trin Generation. 6th Edition, ITE reasonably reflects the intended uses. Table 1 shows the trip gener.at:ion for the proposed uses in these buildings. The peak hour trip generation will be less than 50 trip ends. Due to the .low trip generation, a waiver of the transportation impact study is requested. nnsert tipon the estimated trip generation, this development: will not si.grilficantly impact the adjacent intersections. Midpoint Drive is designated as a two lane collector street on the Fort Collins Manter Street Plan. From available plans, Midpoint Drive is 36 feet wide. This street was built prior to the new City Street Standards. There are no bike lanes striped on either side of Midpoint Drive, but it is wide enough to accommodate two travel lanes and safe bicycle use. The volumes (existing and future) are low enough that it can be considered a safe environment for bicyclists. Bike lanes could be striped on Midpoint Drive. Bicycle level of service will be in the C category. There are some sidewalks along Midpoint Drive. As other properties develop along Midpoint Drive, the sidewalk system will be filled in. There will be reasonable pedestrian connections to both Prospect Road and Timberline Road. There is existing transit service (Route 10) in this area. This route provides service for approximately 12 hours at 60 minute headways. Route 10 runs between the CSU Transit Center and Fort Collins High School. According to the 2015 Transit System map, this area will be served by a feeder route service at 30 minute headways. Two of the four level of service standards will be met by the year 2015, which results in level of service D for public transit. The minimum level of service for this area is D. As mentioned earlier, a waiver of the transportation impact study is requested. Bicycle, pedestrian, and transit level of service in this area will be acceptable.
