As always, please call if you have any questions or concerns regarding these comments or to set up a meeting with the appropriate Staff. We will need six sets of revised plans. Sincerely: Ted Shepard Senior Planner Enc. 4. Please indicate the type and height of the new fence. While the plans indicate the fence "to match (E)," it is not clear what is the specification of the existing fence. Please be aware that the Code prohibits a fence of greater than six feet and the use of barb wire. The fence must be of a solid material. Chainlink (either with or without slats) is not allowed. 5. The cover sheet should include a vicinity map of the general neighborhood that extends at least one mile in all directions and includes street names and major public facilities such as Fort Collins High School and Collindale Golf Course. 6. The cover sheet should include a City Approval signature block. An example is enclosed. 7. Please delete the "Nextel — Internal Approvals" block. 8. The "Landlord Acknowledgement" block should be changed to "Owner's Certification." An example is enclosed. Be sure that there is a notary block, including address, for the ownership signature. 9. Please provide dimensions for the new 11 x 21 Nextel ground building. 10. The pole should be specified to be painted a light brown/beige. The only monopole to be approved under the current ordinance (southeast corner of South College Avenue and Harmony Road) was specified to be a "palette tan" which was a manufacturer's color chip. This particular color was selected because is closely matched the background building. Please provide a range of medium brown color chips that we can review for selection. An unpainted galvanized pole will not be allowed. 11. Since the height of the pole exceeds the distance to the nearest property line, data must be provided indicating that the pole has the ability to collapse upon itself and not topple onto adjacent properties. 12. Landscaping should be upgraded to include two additional Austrian Pine along the west side of the Lease Parcel. Please correct the specification for these Austrian Pines to be "Six Feet In Height," rather than 2" in caliper. 13. Please add the standard evergreen tree planting detail and landscape notes to the plans (see attached). If the trees are to be irrigated rather than watered, then please modify the first note accordingly. 14. The landscaping data should be on a separate sheet. Please label the sheets one of three, two of three, etc. Be sure to adjust the "Drawing Index" accordingly. 15. Please indicate the direction of view under the "Photo Description — Existing Conditions." Ulster Street, Suite 500 Denver, CO 80237 VIA FACSIMILE: 303-714-8504 Dear Justin: Staff has reviewed the request for co -locating wireless telecommunications equipment on a replacement pole at Platte River Power Authority at the northwest corner of Timberline and Horsetooth Roads. The following comments are offered: 1. In the title in the upper left corner of sheet one, please make it clear what is being requested. The title, "Harmony," is ambiguous and misleading in that the site is one mile north of Harmony Road. (Please be aware that we have three existing and one proposed wireless telecommunications equipment installations on or close to Harmony Road.) The title also does not indicate that there would be six new AT&T antennas (see following comment). I suggest the following title be used: "Wireless Telecommunications Equipment Platte River Power Authority — Nextel and AT&T Co -location on a Replacement Communications Pole 2000 East Horsetooth Road." 2. The proposed replacement pole indicates an increase in the number of antennas for AT&T from six to twelve. This will require an amended joint application with AT&T that indicates this proposed increase. Enclosed is a new blank application form for AT&T. Please contact P.R.P.A. and AT&T to amend the application and the plans accordingly. Be sure to amend the "Project Description." 3. Platte River Power Authority is subject to an approved P.U.D. (Planned Unit Development). The re -location of the new pole and the construction of new ground based equipment will trigger a Minor Amendment to the P.U.D. This process simply requires two redlined drawings of the approved P.U.D. Site Plan. A fee of $168 is charged. The approved P.U.D.
