HomeMy WebLinkAboutPEAK VIEW - MAJOR AMENDMENT - 26-00B - CORRESPONDENCE -Topic: Landscape 25 The landscape plans indicate 2 separate water service on the _newly defined multi -family lot. This does not correspond to the overall utility plans. Coordinate all plans sets to reflect the same information. Topic: Plat 23 Tract F needs to be defined as a utility easement at the point the 8-inch sanitary sewer crosses it. Topic: Utility Plans 26 Is a 1-inch water service adequate for a 5-plex? Department: Zoning Issue Contact: Peter Barnes Topic: zoning 2 Need to show some building setback distances for the 2 new multi -family buildings similar to those shown for the other buildings. 3 Plant note #16 needs a period somewhere. That's one long sentence that really doesn't make any sense. Also, the note refers to phases but I don't see any phase lines shown on the landscape plan. If they want phases, then they'll need to show phase lines. Maximum number of phases should not exceed 5. Please add a standard note that utility meters must be screened from the view from public streets which may requires minor adjustment of plant material in the field. . Be sure and return all of your redlined plans when you re -submit. Need to show revision # 2 on this sheet. If this area (area of #2 change) is being revised again, both revision #2 and revision #3 or #4 triangles (identifying marks) as appropriate need to be provided in those areas. 15 Sheet 15 The revision on this sheet would be numbered #1 and #2, since they are the first two revisions on this page. 16 Sheet 15A The revisions on this sheet would be numbered #1 and #2, since they are the first two revisions on this page. There are a lot of changes to this sheet that have not been bubbled. Remember ANY change to the plan from the original document is a revision and needs to be identified and bubbled. 32 Sheet 14 The revision on this sheet would be number 3, since it is the third to occur on this sheet. Show the 1st two revisions with signatures. Department: PFA Issue Contact: Michael Chavez Topic: Utility Plans 27 Water Supply: No commercial building can be greater then 300 feet from a fire hydrant. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Please coordinate all revisions into one plan set and submit as one submittal. Page 3 Topic: Utility Plans 5 For revisions - the Revisions shall be numbered on each sheet based on what revision number it is on that sheet. Prior approvals need to be listed and shown on the plans. Anything that has changed from the original document or an approved revised sheet needs to be bubbled and shown as a change. The description in the revision block is that of the change occurring on that sheet. Amended plat is not an adequate description as it does not identify what is - changing with that revision. 6 Remove revision signature lines. We do not use these. Revisions are initialed at the revision block by all affected departments. 7 Engineering only requires the sheets with revisions on them to be submitted in. If other departments want the whole set - the whole set should be submitted. Revised sheets 4, 5, 6, 7, 8, 10, 12, 13, 14, 15, 15A, 8 Sheet 4 Need to bubble the changed item(s) and provide a revision block. 9 Sheet 5, 6, 7 The revision on the sheet would be numbered 1, since it is the first revision to occur on this sheet. 10 Sheet 6 It appears that there are two different elevations labeled for one spot at the new driveway entrance. 11 Sheet 8 Need the revision block that was on this sheet for approved revision #2. What was revision #1? Newest revision would be numbered 3. Need to show revision #2 on this sheet. If this area (area of #2 change) is being revised again, both revision #2 and revision #3 triangles (identifying marks) need to be provided in those areas. 12 Sheet 10 The revisions on this sheet would be numbered #1 and #2, since they are the first two revisions on this page. Revision #1 although dated earlier had norbeen reviewed or approved previously. Need to show the new sight distance line on this sheet and remove the sight distance line that is no longer applicable. How do people get out the passenger side door of the vehicles parked there? Topic: Plat 17 Need a note indicating that the prior easements as dedicated on the peak View Subdivision plat on Block 1 are to be vacated with this plat and that the new easements as shown on this plat. 18 Remove Tract E note - Tract E doesn't need to be a part of this plat. If it is to be included in this plat than is Tract E now owned by the City? If so the City needs to sign as an owner. 19 The ownership and maintenance of tracts note will need to be modified to reflect the tracts that are actually being replated and the new identification of such. 20 Only Block 1 should be shown. The row can not be included within the boundary of the plat. It is now owned by the City and can not be rededicated by the Developer. 21 Need to renumber the Tracts on Block 1 so that letters are not missing. 22 Need to show the new sight distance easement that impacts Block 1. 33 The title of the plat assuming only block 1 is being replated should be Peak View Subdivision Block 1 replat or something similar.
