OLIVE ST. - PDP - 24-01 - CORRESPONDENCE - REVISIONSMr. Tom Reiff o Transportation Planner City of Fort Collins, CO Dear Mr. Reiff, In response to your inquiry as to the Level of Service standards, we understand the necessity of ensuring the continued access to and availability of transportation within our city. First, there are no changes being made to the existing infrastructure. All methods of travel from our proposed bed and breakfast will remain intact. Transit: The General public and patrons will continue to have access to Transfort's Route 5 which has a stop at the corner of Remington and Olive Streets by sidewalks on Olive and Remington. Bicycles: Those individuals wanting to bike can still access designated bike routes such as the designated path along Olive at the 300 block, by crossing the intersection at Peterson and Olive. Peterson is a street with bike lanes and is accessible from the intersection of Olive and Peterson. Pedestrians: There has been no obstruction or change to the sidewalk structure or ramps at 400 E. Olive Street. The public still has direct access to the Fort Collins Library, Museum and downtown area by sidewalks along Olive, Peterson, Oak etc. Zoning: 1. No issues 2. Only one parking space is required. We are proposing two spaces north of the carriage house. 3. See note 12 on landscape plan. 5. Bile rack is near southeast porch. 6. Dimensions of buildings and distance to the property line have been added to the Site Plan. 7. Trash will be in a covered container set just inside the garage for weekly pickup by GSI. We hope that this has successfully accomplished what the various departments are concerned with in the 8/9/01 review letter. No issues to be addressed. 26. No issues to be addressed. Traffic Operations: 46. No issues to be addressed. Transportation Planning: 28. Memo was given to Tom Reiff at meeting held, August 13, 2001. A copy is attached. 29. Site plan and landscape plan have been redone to show all stepping stones, patio, stair case on carriage house, entrances, fences and gates on both drawings. 30. ROW's are now on the Site Plan 31. We are currently working with an engineering firm to accomplish the paving of the alley. 32. Off street parking north of carriage house. 33. Bike parking near back porch on southeast corner of house. 34. We have not been informed that ADA compliance is necessary. Water Conservation: 40. No issues to be addressed. Water/Wastewater: 18. All existing water and sewer lines are on the site plan and landscape plan. 19. The existing water meter may be used. The pit has been waived per Mr. Jeff Hill in the Water/Wastewater Department. 20. No changes have been made to the sidewalk, gutter and curb which was put in by the City in the summer of 1999. 11. Attached is a copy of the memo as requested by Transportation Planning staff. 12. The only utility which is not underground is the telephone. If it is necessary to place this underground we will contact Qwest. 13. The garage will be used to house our car. 14. The manhole is not in use. The cover was in the original floor. We thought is would be historically interesting to have it inlayed in the existing garage floor. 15. According to the Engineering Department there are no easements on the property at 400 East Olive Street. The street/alley ROW's are Olive Street, Peterson Street and the alley. These have been included on the site/landscaping plans. 16. The two parking spaces will be paved. 17. This is in process. Excel Energy: 39. No issues to be addressed. Light & Power: 44. Olive Street Page 2 of 4 August 23, 2001 Mr. Bob Barkeen, City Planner City of Fort Collins Current Planning Re: 400 East Olive Street, Park Cottage Bed & Breakfast #24-01 Dear Mr. Barkeen, Attached is the re -submittal of our proposal for converting the residence at 400 East Olive to a bed and breakfast. The attached notes address line item by line item the issues stated in the Staff Project Review letter dated 8/9/01. Thank you for meeting with us yesterday and for all your help trying to get this through the process. Dry Utilities: 43. No issues to be addressed. Advanced Planning: 40. No issues to be addressed. Building Inspection: 42. No issues to be addressed. Current Planning: 35. Two (2) off-street parking spaces have been added to the site/landscape plan. The dimensions of 9x19' parking for each parking space has been adhered to as well as the 24 additional from the end of the parking space to the opposite side of the alley. 36. The site/landscape plan is plotted to 1" = 10'. Any slight variation comes from duplication of this plan. 37. There is a North Arrow on the site/landscape plan at the bottom right hand corner. 38.
