College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning November 24, 2008 On Monday, December 8, 2008 from 6:00 to 8:00 p.m., at McCoy's Morning Glory Restaurant, 1003 West Horsetooth Road in the Poudre Valley Plaza Center, the City of Fort Collins Current Planning Department will conduct a neighborhood meeting to discuss a development proposal in your neighborhood. The project is currently known as the AT&T Wireless Telecommunications Facility at Poudre Valley Plaza. This is a request to add a wireless communications facility in the parking lot at the northeast corner of the Poudre Valley Plaza Center. The proposed facility would contain a 55 foot high pole, 20 inches in diameter, with antennas in a sheath 30 inches in diameter on the upper 22 feet of the pole. There would be an equipment shelter building enclosed in a 6 foot high solid wall at the base of the pole. The center is located at the southeast corner of West Horsetooth Road and South Shields Street and is in the NC, Neighborhood Commercial Zoning District. Wireless telecommunications facilities are permitted in this District subject to compliance with standards set forth in Section 3.8.13 of the City's Land Use Code and development review and public hearing in front of a Hearing Officer. The purpose of this meeting on December 8th is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. A development proposal has not yet been made to the City and no decisions will result from this meeting. This request must enter and complete the development review process, ending with a public hearing in front of a Hearing Officer where a decision on the actual project will be made. Affected property owners will be notified by letter of a future public hearing. The applicant and City staff will be present at this neighborhood meeting to introduce the proposal, respond to questions about the proposed development, and to take notes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
