Doug Moore Single Trash Hauler - We request that a single trash hauler be used for both Existing Business and the Proposed Business Expansion. Water Wastewater 4 Issue Contact: Jeff Hill Water and sewer services must remain perpendicular to the mains when possible. 5 Issue Contact: Jeff Hill. Place curb stop and meter pit adjacent to the street. 6 Issue Contact: Jeff Hill Field locate, show and label all existing water/sewer mains, services and their associated appurtenances. 7 Issue Contact: Jeff Hill Our records indicate that there are 2 existing cathodic protection test stations within this project vicinity. Yours Truly, STEVE OLT City Planner 6 of 6 22 Issue Contact: Wes Lamarque In Basin P-mod, the spillway is designed to carry the 1007year flow to the detention pond, while the storm sewer is designed to carry the 10-year flow. This is acceptable, however it is required to have the swale carry the 100-year flow times 1.33 for freeboard. The ovetopping elevation is around 49.8 just northwest of the proposed building. Please show that the 100-year flow X 1.33 can pass without flooding the new proposed building, which has a F.F. elevation of 40.50. This should be just a matter of ducumentation in the report. 23 Issue Contact: Wes Lamarque Water Quality Outlet Structure: Please use City of Fort Collins standard outlet structure rather than drilling the orifice holes through the concrete. See USDCM, Vol. 3, Typical Structural BMP Details section, Figure 6-a 25 Issue Contact: Wes Lamarque Please consider tailwater affects for the existing storm sewer in Mason Street. There will defenitely be some tailwater depth and even though there is no current documentation, a simple analysis can be done with the flow rates known for the ponds upstream draining into the pipe, and the flow to the retrofited inlet. 26 Issue Contact: Wes Lamarque Offsite Detention Pond Modifications: Please provide a letter of recognition from the property owners to the north that the ponds on their site will be modified. Also, please provide documentaion that the new 100-year water surface elvations will be within the current drainage . easements. This can be done with an exhibit in the report showing the existing WSEL, new WSEL and current drainage easements. 27 Issue Contact: Wes Lamarque Please look into the possibility of adding the WQCV to the quantity detention. Transportation Planning 24 Issue Contact., Kathleen Reavis Ped connection to Mason was provided. Ped xings on site should match pattern & color from first phase. 5 of 6 12 Issue Contact: Sheri Wamhoff Do not indicate that work is to be done by others. The developer is responsible for all work shown on these plans. Are there to be poured columns? The notes on the plans indicate that the retaining wall does not extend across this area and I assume it will not be bolted down to the dirt. Storcnwater Utility 21 Issue Contact: Wes Lamarque Detention pond: The release rates for detention pond A differ between the report and plans. Please check calculations and revise: Also, cross section/ spillway locations are shown in the pond area but are not clearly labeled. 4 of 6 2 Issue Contact: Sheri Wamhoff Use detail 7-29B for the driveway cut. Identify t = 8 inches min, identify the radius and width of the drive as well on this detail. The drive radii should be 20 feet per 8.2.9.A Table 8-2. Provide this detail. 3 Issue Contact: Sheri Wamhoff Showing two lots and labeling as such, but have a note that the lot line goes away with the plat. Where is the division between the two lots then? 4 Issue Contact: Sheri Wamhoff Need to show the retaining walls on the site and landscape plans. Note #2 on the plat. Doesn't make sense as written. I am guessing that the intent of this note is that the easements shown on the prior plats should be vacated. Here is an example of a note on another plat that has been filed: THE EASEMENTS SHOWN ON LOT 2 OF HIGHLAND AUTOS P.U.D. Steve Olt Len Hilderbrand of Public Service indicated that they have no comments regarding this development proposal. 32 Issue Contact: Steve Olt City staff has asked the question: What is the proposed use for the "future" building? The answer should be included on the Site Plan. 33 Issue Contact: Steve Olt Technical Services has a problem with the subdivision plat. It is unclear whether it is 1 or 2 lots? 34 Issue Contact. Steve Olt Engineering does not really want the textured and painted pedestrian crossing in the Mason Street right-of-way. However, Transportation Planning would like this to remain to match the existing crosswalk on the original site. 35 Issue Contact. Steve Olt The retaining walls for the detention pond should be shown on the Site and Landscape Plans. 1 of 6 Use Code) that begins on the date of the comment letter prepared by the project planner in the Current Planning Department. In this case the date is 8/ 14/01. The outstanding issues must be resolved so that the item can be scheduled for public hearing or revisions re -submitted with the 90 day period. Lockwood Architects c/o Dana Lockwood 4803 Innovation Drive Fort Collins, CO. 80525 Dear Dana, rvices Staff has completed a review of your revisions for the Pedersen Auto Plaza Expansion - Major Amendment that were submitted to the City on July 18, 2001. Copies of two STAFF PROJECT REVIEW comment letters are attached. The letters are from our new Development Management System (DMS). The reason for two different letters is because some staff persons entered their comments in the original Pedersen Auto Plaza Subdivision file before they realized that this major amendment is a new submittal and file. We are still working on some formatting modifications to. the letters (which really does not affect you). The most significant outstanding issues seem.to be the detention pond design and the need for off -site easements. Another full round of review may or may not be necessary; however, the stated issues must be resolved before the item can be scheduled for a public hearing. It may be possible to resolve the issues by talking with the most affected departments directly. There could be additional comments and red -lined plans forthcoming. Also, this development proposal is still subject to the City's 90-day turnaround period (as set forth in the Land 281 North College Avenue • PO.
