Transportation Development Review Fees (TDRF) will apply to this project and are due at the time of resubmittal. For more information, please contact Susan. 3. The standards for manhole placements need to be considered if you reroute the utility lines as proposed. 4. Streetcut fees will apply to this proposal. 5. Offsite easements will be required for the proposed rerouting of utilities. 6. The project shall be designed in accordance with the Larimer County Urban Area Street Standards (as applicable). COMMENTS: The following departmental agencies have offered comments for this proposal based on a revised utility configuration plan which was presented to the review team: WATER & WASTEWATER Contact Info: Roger Buffington, 221-6854, rbuffington(a)fcctov.com 1. Existing mains include: 16-inch water main in Timberline, 36-inch water transmission main on south side of Harmony, 27-inch sanitary sewer on west side on railroad north of site, 8-inch sewer in Harmony Village (south of Harmony Rd), 8-inch sewer in Harmony School Shops (east of Timberline). 2. This area originally developed in the county. Water service to the properties along Harmony and to the two subdivisions to the north (west of Timberline) is provided by the FCLWD. Many of these same properties have onsite septic systems for wastewater treatment. 3. More information is needed to determine is the newly proposed sewer alignment will have adequate depth and grade to provide service to the unsewered area northwest of Harmony and Timberline. The developer and Roger should meet to review the new proposed alignment and compare cost to the previous routing. 4. Development fees and water rights will be due at building permit.
