FOR HEARING:It doesn't appear that the northsouth pedestrian path along the west side of the property terminates into a Type III barricade at the property line and does not extend into
the crusher fine path around the pond in the sixth filing. There is a blanket access easement dedicated on the sixth filing that would allow for the sidewalk to tie into the crusher
fine path, is there a reason why the sidewalk stops at the property boundary? [Based on the discussion at the staff review, it was brought up that MAVD would likely construct the connection
to the crusher fine trail it would be ideal to then have a letter from MAVD indicating this and then updating the plan set with a note that the construction is to be done by MAVD in
conjunction with the development.]TAS Response: MAVD has provided written approval for construction of the offsite trail connection by the Developer, but has requested that construction

proposed. The maximum percentage of any one species is 10 trees. There still appear to be a few trees that exceed this maximum percentage including Crimson Spire Oak and IseliFastigiate
Spruce. Please either increase the total number of new trees onsite or adjust the number of species to meet maximum species requirements. Additionally, canopy shade trees shall account
for at least 50% of new plantings onsite. Currently, shade trees account for 47% of new plantings. Please add additional shade trees to the plans to meet this requirement. RMS Response:
Additional tree added on north parking lot edge. Counts have been confirmed at 72 trees. 15% allowance per species = 11 trees. No species exceeds 11. There are 36 canopy trees which
equal 50% for requirement.9/1/2020: FOR HEARING:There are 72 total trees, not 73. There are two species that are above the maximum species diversity percentage: Golden Fastigiate Beech

FOR HEARING:To achieve 100000 sq. ft. of building for an F 1 Occupancy, the IBC will require a fire sprinkler system, type IIA construction which is 1 hour noncombustible. A 2nd option
is to sprinkler, provide 60ft to property line around entire building, and use IIB construction. The other option is to use the common ownership agreement to ignore the prop line between
these 2 lots and provide at least 60ft between the existing and new building. The north wall must provide 40 setback and a 3hour wall if less than 60ft. The drainage easement on the
adjoining property to the north can't be used as a nobuild yard due to Building Services not having review right if easement is attempted to vacate.TAS Response: Owner has executed a
common ownership agreement for Lots 1 and 2 and submitted to Larimer County Recorder to address required 60’ for the west wall. North wall will provide 3 hour rating and 40’ as required
