DESCRIPTION:
A tract of land being a portion of that tract of land recorded at Reception No. 20050083759
(proposed Country Club Reserve) and being located in the Northeast Quarter of Section 30,
Township 8 North, Range 68 West of the 6th P.M., City of Fort Collins, County of Larimer,
State of Colorado, and being more particularly described as follows:
Considering the West line of the Northeast Quarter as bearing South 00° 40' 57" West (assumed)
and with all bearings contained herein relative thereto:
COMMENCING at the North Quarter corner of Section 30; thence along the West line of the
Northeast Quarter, South 00° 40' 57" West, 921.30 feet to the POINT OF BEGINNING; thence
departing said West line, South 88° 59' 25" East, 170.65 feet; thence along a curve concave to
the East having a central angle of 28° 26' 26" with a radius of 61.50 feet, an arc length of 30.53
feet and the chord of which bears South 05° 49' 51" East, 30.22 feet; thence, North 88° 59' 25"
West, 174.08 feet to the West line of the Northeast Quarter; thence along said West line, North
00° 40' 57" East, 30.00 feet to the POINT OF BEGINNING.
The above described tract of land contains 5,133 square feet, or 0.118 acres, more or less, and
may be subject to easements and rights-of-way now on record or existing.
