HomeMy WebLinkAboutGALATIA ANNEXATION AND ZONING - 36 90, A - CORRESPONDENCE - RESPONSE TO CITIZEN (3)Mayor a November 20, 1900 Thank you for your recent letter expressing your concerns with the Galatia Annexation and Zoning proposal. The City Council will review the annexation and requested zonings at their November 20 meeting. The City shares your concerns that ultimate development of this property must not be detrimental to surrounding properties and uses. The Planning and Zoning Board has recommended that the Council place a Planned Unit Develop-. ment (PUT)) condition on the zonings of the Galatia Annexation. If the Coun- cil follows that recommendation, all development proposals would be required to be evaluated according to the criteria contained in the City's LAND DEVELOPMENT GUIDANCE SYSTEM. The LDGS development review process assures active citizen participation in the review of development proposals. I have also asked the planning staff to present some land use planning policy options for the Council to consider, which would be used to promote compati- bility of new uses on the Galatia site with adjacent existing uses and proper- ties, should the Council decide not to follow the Planning and Zoning Board's PUD zoning recommendation. As you know, part of the Galatia zoning request is for 51.1 acres of T-Transi- tional zoning. The T zone is essentially a holding zone with no development permitted. The portion of the Galatia property zoned T would have to be rezoned prior to any development. City Code requires the Council to act on a T rezoning petition within 60 days of the matter being heard by the Planning and Zoning Board.. City Code also stipulates a T rezoning petition, when submitted, must be scheduled for the next Planning and Zoning Board hearing, but at least 15 days from the date the petition is filed. The City will do its best to notify adjacent property owners of any T rezoning request within the parameters of the time limits stated in the City Code. In practice, a rezoning petition usually takes about 120 days to process through the Planning and Zoning Board and the City Council. This time frame has proven to be suffi- cient to allow adjacent property owners to become appraisedof the change and voice any opinions they may have. 30O Lal'orte Avcnue • 1'.O.
