College Ave. Fort Collins, Colorado 80522-0580 Re: Response to Stab Concept Review Comments for Randy Whitman, Skyway Drive Outdoor Storage Facility, 209E. Skyway Drive, Fort Collins, Colorado Dear Mr. Beals: We are forwarding this response along with the PDP application for the Whitman project. The staff concept review comments dated December 10, 2012 have been addressed in the following manner: Zoning Department: All comments forwarded from the Zoning Department have been addressed on the application documents. An application for "Addition of Permitted Use" is included. 2. An application for "Amendment to the Previously Approved Whitman Storage Facility" is included to reflect the additions and revisions to the existing plan. Water/Wastewater: No comments to be addressed. The applicant is in contact with the Fort Collins -Loveland Water District and the South Fort Collins Sanitation District. No use of the Ditricts' services is anticipated. Stormwater: A Storm Drainage Investigation and Sediment Erosion Control Report has been prepared to address the comments. Please refer to the report and Utility Plan set included as a part of the application. Poudre Fire Authority: An Emergency Access Easement is to be provided to allow for fire department access and turn -around on the site. Additional Emergency Access Easement is to be provided across the existing Whitman Storage Facility to provide access to the proposed site. Environmental Planning: The apparent wetlands that are present on the site are to be offset by an equivalent area of wetland to be excavated at the southeast corner of the site. 1355 N. Electric Department: No comments to be addressed. Advance Planning Department: No comments to be addressed. Engineering Development Review: The street oversizing fees are to be waived. The Transportation Impact Study has been waived. No new streets are proposed with this application. A Utility Plan set is included as a part of the application. Development Agreement and Development Construction Permit to be obtained at time of construction. Transportation Development Review Fee to be determined. Current Planning Department: An application for PDP and a request for "Addition of Permitted Use"is attached. The Planning fees have been base upon a small project.
