A REVISION OF THE WEST PORTION OF PINEWOOD P.U.D. Pinewood P.U.D. is located between Stover Street and Stanford Road about 500 feet south of Drake Road. The site was platted in 1979, and the original utility plans and drainage report were prepared by Joseph Roesser.• The curbs, pavements, and utilities were constructed per these plans. Storm drainage detention is provided in the parking lots with outlet through area inlets and 10— inch diameter pipes. In 1984, some replatting was done of the east part of Pinewood P.U.D., although it did not change the -curbs and pavement, and the. drainage was not affected. There was supposed to be a restriction plate placed in the outfall manhole located on the west side of Stover Street. This plate was never installed, and should be done at this time. There appears to be a question regarding the opening size in this proposed restriction plate, but that will be resolved before the final drainage report is finished.' The Shamrock Manor revision to Pinewood P.U.D. will not increase the impervious area over that of previous plans. Provisions should be made during construction to stop silt and debris from entering the existing storm drainage system. The attached plan shows the existing construction, along with the proposed new building layout. The new building configurations will not change the original drainage patterns, and the impervious area will not be increased. Also shown on the attached plan, is the detention pond, which is now existing. Sometime in the past, a garage was constructed in the parking area. This was done per the Pinewood P.U.D. plan, as approved in 1984. This garage is in the detention pond area, and will be flooded to a depth of six inches before overflow occurs. I don't know how.or why that happened, but I suppose it will have to be acceptable to the owners, since it already exists. There is no change in the volume of, the detention pond from the volume as originally approved.
