Jason,
Please find the enclosed Final Plan submittal for the Block 23-morningstar project.
There have been some changes to the parking garage design from the last submission. The
design team feels that this helps the project functionally and is consistent with the design iteration
at last review. A description summary of these design changes and how they have impacted the
building massing includes:
The ramping and access into the garage was revised to better accommodate more flat
parking at grade for senior living residents. The result also provides more parking
centrally located on the site with its adjacency to the south stair, elevator at upper levels
and a shorter distance to access senior living and retail entrances.
After some coordination with the railroad, the existing railroad switch to remain now
accommodates the required clearance for access. The building envelope has been
revised to account for this requirement.
Please see the revised plans and renderings on Sheets A1 and A2 for north stair design
and door location. The access has been revised to the alley for two reasons, In order to
provide the railroad switch maintenance clearance at Cherry as well as best align the
stair runs with the interior floor levels of the revised ramping.
