The fire lane sketch shown would need verification from PFA on overall concept,
but would still need to be prepared as a metes and bounds legal description
and pay associated Transportation Development Review Fees ($250) and
Larimer County Recording Fees, with a completed deed of dedication. Please
see the information on this process here under Easement And Right Of Way
Dedication: hftps://www.fcqov.com/engineering/devrev.php
Noted ready to have EAE reviewed certified with appropriate Deed of Ded. Submitted with fees

09/14/2020: EMERGENCY ACCESS EASEMENT DEDICATION
Reference to the fire lane in all documents (plans, easement dedication, etc,)
shall be as an "Emergency Access Easement' or "EAE" rather than a fire lane
or fire lane easement. Please make all necessary corrections.
Should all be updated on plan and EAE plan and prop. Description

09/14/2020. Please see redlines to Erosion Control Report
07/06/2020: For Construction
Based upon site disturbance we have determined that this project has currently
disturbed greater than 1 acre of disturbance which has been a change from the
proposed plans where it was shown that the site was to disturb less than an
acre. Now that this project has disturbed greater than an acre an Erosion
Control Report is required of the project and the plans should be updated to
current site disturbances. In talking with Dustin, erosion control is comfortable
with us doing the revisions without another submittal round. We will accept an
informal review so long as the Development Review Coordinator is kept aware
of the communication, please email report and revisions of the erosion control
materials directly to myself asap at jschlam@fcgov.com so we can prevent this
from slowing down the progress of this project.
Should all be caught up with Jesse on the SWMP

01/08/2020: Language regarding the protection and enhancement of the
Natural Habitat Buffer Zone will be included in the Development Agreement for
this project. A security will need to be provided prior to the issuance of a
Development Construction Permit that accounts for the installation and
establishment of the Natural Habitat Buffer Zone. Prior to DCP, please provide
an estimate of the landscaping costs for the Natural Habitat Buffer Zone,
including materials, labor and irrigation. We will then use the approved estimate
to collect a security (bond or escrow) at 125% of the total amount.
Ready to pay escrow upon needing to

Thank you for showing 20' 'inverted' tree cells around existing trees #4 and 5 on
the plans. Forestry and Environmental Planning would like to schedule a field
visit with the applicant to finalize and verify proper excavation around trees. Fill
should not be greater than 4" in depth within the critical root zones of trees to be
protected. This meeting should occur and final adjustments to grading and tree
protection are required prior to final sign off.
7/6/2020: FOR FINAL APPROVAL
I will not be able to join the staff review meeting on 7/8/2020, but would like to
set up a site visit with the applicant to discuss plans for tree retention. All of the
trees had fill placed with in the critical root zone, which was eventually removed
only a few feet from the trunks. Some of the trees have began to exhibit stress
from the fill. Forestry and the applicant have discussed installing an aeration
system to help supply oxygen to the trees. Has this been done or are there plans
to provide an aeration system? Please note that if trees die, they will have to be
mitigated in the form of new trees planted back on -site according to the
mitigation numbers prescribed on the plans.
Plans should be updated with latest info from Molly

05/28/2020: If the home owner want Comcast service they will need to extend
plant to the new home. Home owners will have to cover all expenses.
Comcast requires a 6" utility easement on the property.
Comcast service is out on S. Taft Hill Rd.
