HomeMy WebLinkAboutVICTORIAN GABLE AT SILVERPLUME PUD REPLAT - 62 89E - CORRESPONDENCE - STAFF'S PROJECT COMMENTSand Planning City of Fort Collins September 25, 1993 Gary Mackey c/o Stewart and Associates 103 South Meldrum Fort Collins, CO 80521 Dear Mr. Mackey, Staff has reviewed your submittal for the replat of Tracts D and E and lots 33-40 of the Victorian Gables Patio Homes at Silverplume PUD and offers the following comments: 1. US West will provide telephone service in accordance with the rates and tariffs on file with the Colorado Public Utilities Commission. The developer is responsible for provision of all trench; street crossings, and ditch crossings for telephone facilities within the project, and the developer pays up front construction costs for facilities within the development. 2. Any relocation of existing telephone facilities, required by these plans will be paid for by the developer. 3. Review of these plans should not be construed as a commitment that telephone facilities sufficient to serve this project are presently available. 4. Revised utility plans, showing how the new lots will receive water and sewer services, are required. 5. No trees may be planted within 4' of any natural gas line. 6.. Please refer to the existing utility plans for further construction details. Any proposed changes to these plans must be reviewed by the City prior to issuance of building permits. 7. Please submit a letter addressed to Glen Schlueter at the Stormwater Utility, stating what the changes are and how they will affect existing drainage and run=off patterns, flow amounts, detention pond capacity, etc. If the changes will affect the drainage as currently approved, this should be addressed by an engineer and may delay the project. If a drainage report is needed, it is likely that the project will be delayed to the November Planning and Zoning Board hearing. 8. The outer boundary monuments must be described on the plat. Show the tie-in from the SE corner of Lot 36-A, west., to the 281 North College Avenue • P.O. Box 580 • Fort Collins, CO 80522-0550 • (303) 221-6750 easement 1-ine. Mapping checked the plat for closure and indicated that it did not close. Please contact Wally Muscott at the Engineering Department for more information. 9. There is a current drainage problem in the area of Tract E-1.. The area needs to be regraded for proper drainage and to avoid standing water in the future. Please include with your revisions, your plans for correcting this problem. 10. Parkland fees of $719.00 per unit are due for each new dwelling unit, payable at the time of building permit issuance. 11. Homeowners shall maintain all landscaping in the public right- of-way. 12. The site plan should be revised to reflect the changes in lot size and any other changes, such as landscaping; building elevations, fencing, sidewalks, etc. It is possible that some of these changes could be accomplished with an administrative change, if not, the amended site plan should accompany this replat request. 13. Any necessary modifications to the existing electrical system will be at the owner/developer's expense. This concludes staff comments at this time. In order to stay on schedule for the October 25, 1993 Planning and Zoning Board hearing, please note the following deadlines: Plan revisions are due October 6, 1993 by 12:00 noon. PMT's, colored renderings, and 10 prints are due Oct. 18th. Final mylars and other documents are due October 22nd. Please be aware that if a development agreement and/or utility plans are required with this project, these documents and plans must be signed prior to the Planning and Zoning Board Hearing. If not, a condition will be placed on the project giving you 60 days to finalize the plans and agreement, after which time, you must submit a request for an extension from the Planning and Zoning Board.
