E will result. Lots 33-40 will decrease slightly in size. The
number of lots remains at eight. The site is located at the
southwest corner of West Swallow Road and Bowie Avenue and is zoned
R-P, Planned Residential. The request is compatible with the
approved Victorian Gables Patio Homes PUD and is in conformance
with City Subdivision regulations.

COMMENTS:
1. Background
The surrounding zoning and land uses are as follows:
N: RP; existing condos (The Gables at Silverplume
PUD) ,
S: RLP; existing single family homes (Wagonwheel
Subdivision) and Rossborough Park,
E: RLP; vacant,
W: RLP; existing patio homes (Victorian Gables Patio
Homes at Silverplume PUD).
The site was originally approved for housing units in 1982 as part
of the Silverplume PUD. The PUD was amended in 1983 and 112 multi-
family units were constructed on the northern portion and 72 units
were constructed on the southern section, leaving 7.5 acres of
vacant ground. A middle portion of the PUD was replatted for 39
single family lots in 1990. In 1990 the Victorian Gables at
Silverplume PUD was approved for 40 paired patio homes on the
vacant 7.52 acres. Approximately 32 of these patio homes have been
constructed, or are currently under construction.
2. Land Use
The proposed land use is for eight attached patio homes on eight
lots. Tracts D and E are for stormwater detention and open space.
The purpose of this replat is to adjust lot lines to accommodate
various floor plans. The widths of Lots 33-36 are decreased by
approximately 4 to 8 feet and the depths are increased by
approximately 12 feet. The widths of Lots 37-40 are to remain at
35 feet and the depths are decreased by approximately 12 feet. As
a result of the lot line adjustments, the area of Tract E increases
by approximately 1,000 sq. ft. and the area of Tract D increases by
approximately 800 sq. ft. The average lot size decreases from
3978 sq. ft. to 3752 sq. ft.
The replat conforms to the approved Victorian Gables Patio Homes at
Silverplume PUD and to the City Subdivision Regulations. The site
plan will be administratively amended to conform to the replat.
RECOMMENDATION
Staff finds that the replat request is in substantial conformance
with the approved Victorian Gables Patio Homes at Silverplume PUD
and the City Subdivision Regulations. Staff therefore recommends
approval of the Replat of Tracts D and E and Lots 33 through 40 of
Victorian Gables Patio Homes at Silverplume PUD- #62-89E.
