Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750 4 CONCEPTUAL RE`IIEW STAFF COMMENTS MEETING DATE: October 30, 1989 PROJECT: Child Care Center at 1218 Elm APPLICANT: Jennifer Neubauer, 1218 Elm Street, Fort Collins, CO 80524 LAND USE DATA: Request for child care center for 12 children, located at 1218 Elm Street. COMMENTS: , 1. City requirements are 40 square feet per child, for indoor space and a minimum of 2,500 square feet of outdoor play area, screened by a 6' fence. 2. A floor plan should be provided for Building Inspection to evaluate fire exits. 3. Any damaged existing curb, gutter and sidewalk must be repaired as part of this proposal. 4. A letter from the applicant regarding the anticipated traffic impact must be provided as part of the application (ie. numbers of cars daily, timing of daily trips). 5. A neighborhood meeting will be required. See attached map for area to notify. 6. A Planned Unit Development must be approved for the proposed use. See attached information. 7. Two off-street parking spaces will be required for employee parking (2 spaces per 3 employees) and off-street pick-up/drop-off space(s) need to be provided for parents of the children. Two spaces in the driveway may be counted. This pick-up/drop-off space, as an example, may be provided through additional off-street parking or by using a circular driveway. The actual amount, size, or numbers of spaces for parents to use would be determined based on the expected need at peak hours for the child care center (at approximately 8 am and 5 pm).
