Please see the following comments for the tree mitigation matrix and adjust
accordingly.
1. The mitigation value for tree #19 is missing. If I recall correctly, the mitigation
should be 1.5 trees.
2. The mitigation values for the trees to be relocated haven’t been added to the
“tree mitigation required” column. There are 18.5 mitigation trees required,
without counting the relocated trees.
3. It is not clear how the relocation mitigation credits are being calculated. For
the six trees that are proposed for relocation, there should be nine mitigation
trees total. You can choose to add these additional nine trees to the “tree
mitigation required” column and claim nine credits from the 27.5 mitigation
trees. The other option would be to not include these values in the “tree
mitigation required” column, since forestry is not requiring mitigation for
relocated trees. In either case, there should be a total of 18.5 mitigation trees
proposed.

The drive aprons to Green Lake Dr. were not realigned per previous comments
and discussion.
08/03/2020: The drive intersections with Green Lake Dr. should be
perpendicular for a minimum of 25' per LCUASS. Another option may be to
straighten out the aprons that are angled at the intersections, since the "faux"
perpendicular alley intersections probably present a more awkward turning
movement than if the intersections are angled slightly.

Light and Power has conduit stubbed across Greenfields Dr. that will need to be
intercepted and trenched through the site. Light and Power also has an existing
oval vault at the east side of the site (on the west side of Campfire Dr.) that may
be in conflict with the Green Lake Dr. drive approach at Campfire Dr.
Modifications fees will apply if this existing primary vault needs to be relocated
for the drive approach.

I'm assuming the No Parking signs shown on the Signage and Striping Plan
refer to fire lane signage but it wasn't clear what "Sign R7-9A" Referenced. I
couldn't find it on the Overall Legend. I'm looking for clear direction in the plan
set as residential construction does not trigger a fire inspection prior to CO.

One of the difficulties associated with planning for emergency response is that
city GIS does not participate in the planning process. Without their input, I'm
forced to make some assumptions. During the conceptual review, I
recommended that "those residences facing onto greenbelts should be
addressed off of Green Lake Dr." That is my best guess as to what GIS will
require unless the alleys are named (I'm not recommending naming the alleys). If
this assumption holds true, either the address range will need to be posted on
the street facing side of the greenbelt homes OR a freestanding monument sign
will need to be located near the street so as to be visible and clearly indicate

best access to any residence. Once again, as PFA will not be part of the site
inspection process, this information shall be clearly resolved prior to approval
and details indicated with the plans.
