There has been talk about a proposed fence being constructed along the south
property line. This is not shown on the plans. Please keep in mind that the
fence will need to teminate at least 2 feet behind the back of the proposed walk.

We will need design details in regard to the elevation of the base of the traffic
signal pole and how it will tie into the expansion of the sidewalk. This will need
to be ADA compliant for access to the pedestrian crossing buttons, and not
create a tripping hazard within the sidewalk.

As long as the total proposed disturbance (which includes any parking lot
improvements that gets down to the sub -base) does not exceed 10,000 square
feet, no Erosion and Sediment Control materials are required as noted on sheet
A101.
Even in the absence of Erosion and Sediment Control requirements, the
contractor must maintain good housekeeping practices at all times during site
construction. To that end, please add a note on sheet Al01 stating that the site
still will be swept and maintained regularly to prevent dirt, saw cuttings, concrete
wash, trash, debris, landscape materials or other pollutants from leaving the site
and entering the storm drain system at all times during site construction, in
accordance with FC Municipal Code Section 26-498. Please note, this is a
complaint or site observation driven process. If the City finds that the contractor
is not complying with that code section, the City may later require the project to
install to install erosion and sediment control measures.

The existing water service appears to be drawn in the wrong location on the
plans. Our records show this is located approx. 66-ft south of the Mulberry curb.
Please have this re -located and added to the plans.
The curb stop is located 5-ft west of the Taft Hill Rd curb. I have provided a
picture of this with the redlines. Please contact me to discuss if you have any
questions.

Please note that all City of Fort Collins Utility Customers are subject to City
Code requirements for wastewater. These requirements include Section
26-306 Wastewater Discharge Permit Requirements and Section 26-332
Prohibitive Discharge Standards. A permit may be required depending on
activities on the site, however, discharge standards apply to every customer,
both large and small, regardless of what activities take place on the site.

This is a change of occupancy and will require a building permit and require the
building meet current code for the new restaurant occupancy
Restroom fixture count (toilets, urinals, sinks) must include the exterior patio
occupant load.
Due to change of occupancy and potential increase in energy usage, the
building must comply with current energy code.
