DESCRIPTION:
A tract of land located in the Southwest Quarter of Section 2 and the Northwest Quarter of Section 11,
Township 7 North, Range 69 West of the 6th Principal Meridian, City of Fort Collins, County of Larimer,
State of Colorado; consisting of all of the recorded subdivision known as the City of Fort Collins Service
Center P.U.D., all of the recorded subdivision known as the City of Fort Collins Service Center P.U.D., 51'
Filing and that parcel of land adjoining said subdivisions and being more particularly described as follows:
Considering the North line of the Northwest Quarter of said Section 11 as bearing South 89°59'26" East and
with all bearings contained herein relative thereto:
Commencing at the northwest corner of the Northeast Quarter of the Northwest Quarter of said Section 11;
thence along the north line of said Northwest Quarter, South 89°59'26" East 27.34 feet to the westernmost
line of the City of Fort Collins Service Center P.U.D.; thence along said westernmost line,
South 00°14'48" East 104.12 feet to the northwest corner of Lot 1 of the City of Fort Collins Service Center
P.U.D., 5`s Filing; thence along the north and northeasterly lines of said Lot 1, said lines being also south
and southwesterly lines of said Fort Collins Service Center P.U.D., the following two (2) bearings and
distances:
(1) South 89°59'26" East 265.03 feet;
(2) South 65°24'26" East 727.88 feet to the POINT OF BEGINNING;

said Lot 29, South 89039'O1" West 179.69 feet to the southwest corner of said Lot 29; thence along the west

North 00°12'21" West 28.20 feet; thence North 65024'26" West 27.79 feet; thence South 89037'31" West

Center P.U.D., 51e Filing and the above -described parcel contains a total of 25.381 acres, more or less, and
is subject to all existing easements and rights of way of record or in place.
