Since the Owner has requested a xeriscape approach to the
Service Center, I thought it might be well to point out design
features which might seem unusual if. they were not seen in the
context of the xeriscape concept.
1. DESIGN
The design incorporates several features which support the
xeriscape approach. These include:
Plant Zoning Plants requiring similar watering were
grouped together. The Courtyard and the
strip along the sough property line have low
to very low water requirements, while the
remainder of the site is in the moderate use
category.
Topsoil Retention
Sudt.able topsoil will be stripped and
reused.
Alternative Turf Types
Several species of turfgrasses requiring
less water than bluegrass were used at the
request of Jim Clark, the Water Department's
Public Information Coordinator.
2. SOIL IMPROVEMENT
Once suitable topsoil has been respread, tilling in organic
material will improve soil texture and water absorption
capabilities.
3. REDUCED TURF AREAS
The site layout eliminates large expanses of turf.
4. MULCHES
All non -turf areas will be mulched with a combination of
materials. Wood mulches are usedin "shrub beds in
combination to reduce soil drying through"exposure, while
rock mulches are used where there are no plants or runoff
channeling is desired.

5. LOW WATER DEMAND PLANTS
The plants used have very low to moderate water
requirements, but aesthetic appeal and availability were
also considered in plant selection.
6. ZONED IRRIGATION SYSTEM
The irrigation system will be zoned according to plant
water requirements and designed for efficient delivery of
water through extensive use of drip irrigation and
eliminating avoidable overspray on pavements.
1. MAINTENANCE
The concept includes designing a landscape development
which requires only routine maintenance; however, many of
the xeriscape features depend on proper and regular
maintenance. This includes replacement of organic mulches
and troubleshooting the irrigation system, as well as
reasonable levels of fertilization, weeding and the like.
