THE FINAL LANDSCAPE PLAN SHALL BE COORDINATED WITH ALL OTHER FINAL PLAN ELEMENTS SO THAT THE PROPOSED GRADING, STORM DRAINAGE, AND OTHER DEVELOPMENT IMPROVEMENTS DO NOT CONFLICT WITH NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS ON THIS PLAN. 12. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION -- AS REQUIRED BY SITE CONDITIONS OR PLANT AVAILABILITY. OVERALL QUANTITY, QUALITY, AND DESIGN CONCEPT MUST BE CONSISTENT WITH THE APPROVED PLANS. IN THE EVENT OF CONFLICT WITH THE QUANTITIES INCLUDED IN THE PLANT LIST, SPECIES AND QUANTITIES ILLUSTRATED SHALL BE PROVIDED. ALL CHANGES OF PLANT SPECIES AND LOCATION MUST HAVE WRITTEN APPROVAL BY THE CITY PRIOR TO INSTALLATION. 13. NO TREES SHALL BE REMOVED DURING THE SONGBIRD NESTING SEASON (FEBRUARY 1 TO JULY 31) WITHOUT FIRST HAVING A PROFESSIONAL ECOLOGIST OR WILDLIFE BIOLOGIST COMPLETE A NESTING SURVEY TO IDENTIFY ANY ACTIVE NESTS EXISTING ON THE PROJECT SITE. THE SURVEY SHALL BE SENT TO THE CITY ENVIRONMENTAL PLANNER. IF ACTIVE NESTS ARE FOUND, THE CITY WILL COORDINATE WITH RELEVANT STATE AND FEDERAL REPRESENTATIVES TO DETERMINE WHETHER ADDITIONAL RESTRICTIONS ON TREE REMOVAL AND CONSTRUCTION APPLY. 14. ALL PLANTING BEDS SHALL BE MULCHED TO A MINIMUM DEPTH OF THREE INCHES. 15. ALL TREES ALONG EAE TO BE LIMBED AND MAINTAINED AT 14'-0" HEIGHT FOR PFA ACCESS. 16. AREAS THAT ARE BARE OR DISTURBED WILL NEED TO BE RE SEEDED. 17. THE TIME OF YEAR SEEDING IS TO OCCUR SHOULD BE OCTOBER THROUGH EARLY MAY. PREPARE SOIL AS NECESSARY AND APPROPRIATE FOR NATIVE SEED MIX SPECIES THROUGH AERATION AND ADDITION OF AMENDMENTS, THEN SEED IN TWO DIRECTIONS TO DISTRIBUTE SEED EVENLY OVER ENTIRE AREA. DRILL SEED ALL INDICATED AREAS AS SOON AS POSSIBLE AFTER COMPLETION OF GRADING OPERATIONS.IF CHANGES ARE TO BE MADE TO SEED MIX BASED ON SITE CONDITIONS THEN APPROVAL MUST BE PROVIDED BY CITY ENVIRONMENTAL PLANNER. APPROPRIATE NATIVE SEEDING EQUIPMENT WILL BE USED (STANDARD TURF SEEDING EQUIPMENT OR AGRICULTURE EQUIPMENT SHALL NOT BE USED). DRILL SEED APPLICATION RECOMMENDED PER SPECIFIED APPLICATION RATE TO NO MORE THAN ½ INCH DEPTH. FOR BROADCAST SEEDING INSTEAD OF DRILL SEEDING METHOD DOUBLE SPECIFIED APPLICATION RATE. REFER TO NATIVE SEED MIX TABLE FOR SPECIES, PERCENTAGES AND APPLICATION RATES. PREPARE A WEED MANAGEMENT PLAN TO ENSURE THAT WEEDS ARE PROPERLY MANAGED BEFORE, DURING AND AFTER SEEDING ACTIVITIES. AFTER SEEDING THE AREA SHALL BE COVERED WITH CRIMPED STRAW, JUTE MESH, OR OTHER APPROPRIATE METHODS. WHERE NEEDED, TEMPORARY IRRIGATION SHOULD BE PROVIDED UNTIL SEED IS GERMINATED THEN WEEN THE SEED FROM IRRIGATION. IF IRRIGATION IS USED, THE IRRIGATION SYSTEM FOR SEEDED AREAS SHALL BE FULLY OPERATIONAL AT THE TIME OF SEEDING AND SHALL ENSURE 100% HEAD TO HEAD COVERAGE OVER ALL SEEDED AREAS. ALL METHODS AND REQUIREMENTS IN THE APPROVED IRRIGATION PLAN SHALL BE FOLLOWED. CONTRACTOR SHALL MONITOR SEEDED AREA FOR PROPER IRRIGATION, EROSION CONTROL, GERMINATION AND RESEEDING AS NEEDED TO ESTABLISH COVER.THE APPROVED SEED MIX AREA IS INTENDED TO BE MAINTAINED IN A NATURAL LIKE LANDSCAPE AESTHETIC. IF AND WHEN MOWING OCCURS IN NATIVE GRASS SEED MIX AREAS DO NOT MOW LOWER THAN 6 TO 8 INCHES IN HEIGHT TO AVOID INHIBITING NATIVE PLANT GROWTH. NATIVE SEED AREA WILL BE CONSIDERED ESTABLISHED WHEN SEVENTY PERCENT VEGETATIVE COVER IS REACHED WITH NO LARGER THAN ONE FOOT SQUARE BARE SPOTS AND/OR UNTIL DEEMED ESTABLISHED BY CITY PLANNING SERVICES AND EROSION CONTROL.THE DEVELOPER AND/OR LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR ADEQUATE SEEDLING COVERAGE AND GROWTH AT THE TIME OF FINAL STABILIZATION, AS DEFINED BY STATE AND LOCAL AGENCIES. IF FINAL STABILIZATION IS NOT ACHIEVED TO THE SATISFACTION OF THE AGENCY, THE DEVELOPER AND/OR LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR ADDITIONAL CORRECTIVE MEASURES TO SATISFY FINAL VEGETATIVE REQUIREMENTS FOR CLOSEOUT. 18. ENSURE THE CAVITY IS FACING SE AND PERCHED (LIKE A TRIPOD) USING LARGE BRANCHES TO SLIGHTLY PROP THE TRUNK. I AM ALSO WONDERING IF THE TREE COULD BE TAKEN DOWN LAST IN THE CONSTRUCTION PHASING, AND THE BOXES INSTALLED EARLY TO ALLOW THE KESTREL AN OPPORTUNITY TO RELOCATE. PER CPW THE ONLY RESTRICTION IS TO NOT TAKE THE TREE DOWN DURING NESTING SEASON (FEBRUARY 1 TO JULY 31). A KESTREL NEST BOX SHALL BE INSTALLED UNDER THE SUPERVISION OF CITY OF FORT COLLINS ENVIRONMENTAL PLANNER. INSTALL SOD DURING APPROVED INSTALLATION PERIOD (APRIL 15 – OCTOBER 1), UNLESS OTHERWISE APPROVED BY THE PROJECT MANAGER. 2. ANY EXPOSED AREAS NOT SODDED WITHIN THE APPROVED INSTALLATION PERIOD WILL REQUIRE EROSION CONTROL PROTECTION UNTIL SOD CAN BE INSTALLED. 3. SOD WITHIN TWENTY-FOUR (24) HOURS AFTER PREPARATION OF BED. 4. IF PLASTIC NETTING IS PRESENT WITHIN SOD, REMOVE ALL NETTING DURING SOD INSTALLATION AND DISCARD FROM SITE. 5. SUBGRADE ON WHICH SOD IS LAID SHALL BE SLIGHTLY MOIST DURING INSTALLATION. 6. LAY SOD AT FULL ROLL WIDTH. REMOVE EXISTING SOD PRIOR TO INSTALLATION OF NEW SOD IN ORDER TO PERMIT INSTALLATION IN 18” MULTIPLES, TYPICAL. 7. LAY SOD WITH LONGEST DIMENSION PARALLEL TO CONTOURS AND IN CONTINUOUS ROWS. 8. TIGHTLY BUTT ENDS AND SIDES OF SOD TOGETHER. STAGGER AND COMPACT VERTICAL JOINTS BETWEEN SOD STRIPS. 9. SOD SHALL NOT BE OVERLAPPED OR STRETCHED DURING PLACEMENT. EXPOSED JOINTS DUE TO SHRINKAGE WILL REQUIRE REPLACEMENT OF SOD IN AFFECTED AREAS. 10. AFTER SOD AND SOIL HAVE DRIED, ROLL SODDED AREAS AFTER INSTALLATION TO ENSURE PROPER CONTACT WITH THE SUBGRADE, REMOVE MINOR DEPRESSIONS AND IRREGULARITIES, AND ENSURE TIGHT JOINTS BETWEEN ADJACENT PIECES. SOD SHALL BE MOIST PRIOR TO ROLLING. ONCE ROLLING IS COMPLETE ADDITIONAL WATERING SHALL OCCUR. ROLLER SHALL NOT EXCEED ONE HUNDRED (100) POUNDS. 11. APPLY SOIL AMENDMENTS AT THE FOLLOWING RATES: A. SOIL AMENDMENTS: BID QUANTITY TO BE FOUR (4) CUBIC YARDS PER ONE THOUSAND (1,000) SQUARE FEET, OR PER SOIL TEST RECOMMENDATIONS. B. FERTILIZER: REFER TO RELATED SECTIONS. MYCORRHIZAL INOCULANTS: APPLY PER MANUFACTURER’S INSTRUCTIONS AND QUANTITIES APPROPRIATE TO THE PLANTING TYPE. 2. AFTER APPLYING SOIL AMENDMENTS, THOROUGHLY TILL AREA TO DEPTH OF SIX INCHES (6”) MINIMUM BY PLOWING, ROTOTILLING, HARROWING, OR DISKING UNTIL SOIL IS WELL PULVERIZED AND THOROUGHLY MIXED. SOIL CONDITIONERS AND FERTILIZER SHALL BE APPLIED TOPICALLY ONCE FINAL GRADE HAS BEEN ESTABLISHED AND JUST PRIOR TO SODDING OR SEEDING. 3. TAKE SOIL SAMPLES, IN SIMILAR LOCATIONS TO PRE-CONSTRUCTION TESTING, AND TEST AMENDED SOIL TO ENSURE THE FINAL PRODUCT MEETS THE LABORATORY RECOMMENDATIONS PRIOR TO PLANTING. SOIL AMENDMENTS: 1. CLASS I COMPOST MATERIAL SHALL CONSIST OF AGED ORGANIC MATTER, FREE OF WEED OR OTHER NOXIOUS PLANT SEEDS, LUMPS, STONES, OR OTHER FOREIGN CONTAMINANTS HARMFUL TO PLANT LIFE, AND HAVING THE FOLLOWING CHARACTERISTICS BASED ON A NUTRIENT TEST PERFORMED NO LONGER THAN 3 MONTHS PRIOR TO ITS INCORPORATION INTO THE PROJECT: A. ORGANIC MATTER: TWENTY-FIVE (25%) PERCENT MAXIMUM. B. SALT CONTENT: FIVE (5.0) MMHOS/CM MAXIMUM. C. PH: 7.5, MAXIMUM. D. CARBON TO NITROGEN RATIO SHALL BE LESS THAN 20:1. 2. MOUNTAIN PEAT, ASPEN HUMUS, GYPSUM AND SAND WILL NOT BE ACCEPTED. LANDSCAPE SPECIFICATIONS COOL SEASON WHEAT GRASS MIX INSTALLATION NOTES: 1. DRILL SEED CONVERSION AREA WITH APPROPRIATE GRASSLAND DRILL SEEDER. SEED TWICE IN PERPENDICULAR DIRECTIONS USING HALF THE SEED IN EACH DIRECTION AT A DEPTH OF .25-.5 INCHES. 2. DRAG ENTIRE AREA THOROUGHLY WITH DRAG MAT. 3. BROADCAST SEED USING APPROPRIATE BROADCASTING SPREADERS, HAND BROADCASTING INACCESSIBLE AREAS AND EDGES. SEED SHALL BE PLACED TO BACK OF SIDEWALK AND OR CURB AND EDGE OF PLANTING BED. 4. USE OF HYDRO-MULCH AND OR STRAW CRIMP MULCH IS RECOMMENDED TO REDUCE EROSION CONCERNS. 5. FERTILIZE USING A LOW FERTILITY (8-2-0) SLOW RELEASE GRANULAR ORGANIC FERTILIZER AT A RATE OF .5-.75 #N/1000.
