Box 580 Fort Collins, CO 80522 Dear Kirsten; Attached are five sets of prints of the Amended Burns Ranch at Quail Ridge RF Cluster Plans, reflecting revisions made in response to Staff Comments. I believe the only comment requiring further discussion from our standpoint is f#15. The streets in the Second Filing are designed as agreed upon with the First Filing and the approved Cluster Plan; with walks on the "downhill" side of the street only. This cross section reduces the area disturbed by grading, and is a continuation of the existing improvements on Skimmerhorn Street. It would look peculiar - and would not be particularly functional - to change the street/walk design at the Second Filing line. Color renderings, 8'/2 x 11 reductions, and ten sets of prints will be provided by March 15; and - if Engineering and Storm Drainage review is completed, and a draft development agreement is provided for review by March 10th - final signed documents will be submitted by March 18th as requested.
