RE: City of Fort Collins Utilities Services Center Addition and
Remodel
Dear Ted,
The following comments are in response to your review of our PUD
Submittal dated April 18, 1990.
1. Our staff met with Light and Power to coordinate the removal
of certain electrical underground lines and electrical
facilities. These are being coordinated and will show on our
demolition plan.
2. Again, we have met with Light and Power to coordinate exactly
which lines are to be removed, which lines are to be
relocated underground, that is, from overhead poles or
abandoned.
3. Access ramps are shown on the Site Plan at both the main
entrance and curb crossings where sidewalks occur.
4. The storm drain under the building will be encased in
concrete, per your request.
5. The building addition and portions of the building that are
remodeled in this phase will be equipped with an approved
fire extinguishing system.
6. The Conceptual Review, Comments from the Fire Authority
called for a new fire hydrant in the northwest portion of the
site. We have shown a new fire hydrant in that area.

7. There is a complete paved fire access completely around the
facility.
8. The present loads of the required natural gas are being
determined and we will coordinate this with Public Service
once that is verified.
9. The parking lot aisle is indeed shown at 30' next to Wood
Street per your comments. At this time we are not
entertaining reducing that to 24' although our other aisles,
as you can see on the plan, are 24'. The City is presently
working to vacate part of the right of way on Wood Street,
thus allowing us to move that west curb line west a little
further to gain another row of parking. This will probably
not be completed at the time of the Final PUD Submittal but
will probably have to be accommodated by an Administrative
Change.
10. We have approached the owner of the concrete products
property to see if he would allow us to landscape a portion
of his property. He was no way amiable to this. Our
landscaping plans will, however, indicate landscaping in the
5' set back from his property. Take into account landscaping
that will allow a 2' overhang of a vehicle.
11. The Owner has asked that we not put parking stalls in this
southeast corner of the site as it would cause a problem with
snow removal and would really only be framing in
approximately 7 or 8 cars. We ask that we not be required to
do this.
12. Long term parking spaces will be identified with raised signs
indicating the parking limitations.
13. Reference the Site Plan for location of handicapped parking
and ramps.
This concludes our response to your comments on our Preliminary
PUD. We will be following with a Final Submittal on May 7th.
