DESCRIPTION OF FORT COLLINS SERVICE CENTER PROPERTY
A tract of land located in f.he Southwest Quarter of Section 2 and
the Northwest Quarter of Section 11, Township 7 North, Range 69
West of the 6th Principal Meridian, City of Fort Collins, Larimer
County, Colorado, being more particularly described as follows:
Considering the South line of the Southwest Quarter of said Sec-
tion 2 as bearing North 89059'26" West from a found number 4
rebar at the South Quarter corner of said Section 2 to a found
number 5 rebar at the Southwest Corner of the Southeast Quarter
of the Southeast Quarter of said Section 2 and with all bearings
contained herein relative thereto:
Beginning at the South Quarter Corner of said Section 2; thence
along the East line of the Southwest Quarter of said Section 2
and the East line of the Service Center Second Subdivision, North
00'03'43" West, 342.28 feet; thence along the North line of said
Subdivision, North 86°24136" West, 954.58 feet; thence continuing
along the said North line, North 66'16'22" West, 351.15 feet;
thence along the West line of said Subdivision and the East
right-of-way line of Wood Street, South 00'04'06" East, 543.14
feet to a point on the South line of the Southwest Quarter of
said Section 2; thence along said South line, North 89*59126"
West, 22.66 feet to a point on the extended West line of Block
296, West Side Addition to the City of Fort Collins; thence along
said West line, South 00'14'48" East, 104.12 feet to a point on
the North line of a tract of land described in Book 967, Page 565
recorded in Larimer County records; thence along said North line,
South 89'59'26" East, 265.03 feet to a point on the former South-
westerly right-of-way line of the Colorado and Southern Railroad;
thence along said Southwesterly right-of-way line, South
65'24'26" East, 727.88 feet; thence, North 24'35'34" East, 25.00
feet; thence, North 65024'26" West, 528.00 feet; thence, North
24'35'34" East, 50.00 feet; thence, South 65'24'26" East, 528.00
feet; thence, North 2403513L" East, 25.00 feet to a point on the
Northeasterly right-of-way line of the Colorado and Southern
Railroad; thence along said Northeasterly right-of-way line South
65024'26" East, 285.36 feet: to a point on the North right-of-way
line of Elm Street; thence along the North right-of-way line of
said Elm Street, North 89'36'25" East, 73.89 feet to the
Southeast corner of Block 276 of West Side Addition Subdivision;
thence along the west line of Whitcomb Street, North 00'45'33"
West, 434.23 feet to the Point of Beginning.
The above tract of land contains 18.822 acres and is subject to
all easements, restrictions and right-of-ways now on record or
existing.
