Dear Mr. Olive:
The Development Services staff has reviewed the request for a Minor
Subdivision for The Front Nine at Southridge Greens P.U.D., Second Replat;
and offers the following comments:
1. The myla.r that was received by the Planning Department at the time of
application must be returned for the corrections that are detailed below.
Also, the signatures must not be done in ball point blue ink but rather in
a bold, permanent black pen that will not fade off the mylar over time.
The signature of Ricky J. Lewis, Land Surveyor, is an example of the
kind of permanent ink that must be used.
2. The final mylar must be of better quality than what was submitted. The
submitted mylar does not make very good blue line copies. Please provide
the original if there are no sticky backs. If the original has sticky backs,
please use the photo reproduction method to make a quality copy for
signatures,
3. A utility plan will be required to show the location of the new lot
services and which services are to be removed.. The plan should also
include a detail on the street patch and overlay (if necessary):
4. The plat must dedicate an 8 foot wide front -lot utility easement .adjoining
Front Nine Drive right-of-way. There is an existing 1 1/4 inch gas line
in this area that must be placed in an easement.
5. Any modifications to the existing electrical supply system will be done by
the City's Light and Power Department at the developer's expense.
6. Any modifications to the existing telephone system will be made by U.S.
West at the developer's expense.
7. The vicinity map does not contain any street names of the subdivision and
is not detailed enough to illustrate the location of the lots. Please revise.
8. Please revise the signature approval block from "City Engineer" to
"Director of Engineering".

9. Please revise the signature approval block from "Planning and Zoning
Board" to "Planning Director".
10. A list of the affected property owners within a minimum of 500 feet of
the property must be submitted for legal notification. Enclosed please
find the area of notification for the affected property owners. The list
should be typed and on mailing labels (33 labels per 8 1/2 z 11 sheet).
Please re -submit three prints of the revised plat document containing these
changes, and six prints of the utility plans. The administrative hearing will
not be scheduled until the revised prints are received.
