FRONT NINE AT SOUTHRIDGE GREENS P.U.D., SECOND REPLAT
PLANNING DEPARTMENT PROJECT #1-90
WHEREAS, the applicants (Rusch, Heaberlin, Harmony Homes Development
Corporation) have duly followed City procedure for a Minor Subdivision as
outlined in Section 29-644 (g) of the. City Code and have submitted their
application for a Minor Subdivision of the following described property, to wit:
Being a replat of Lots 19 and 20 of the Front Nine at Southridge Greens
P.U.D., and Lot 1 of the First Replat of the Front Nine at Southridge Greens
P.U.D., all located in the Southwest Quarter of Section 6, and the Northwest
Quarter of Section 7, Township 6 North, Range 68 West of the Sixth P.M., City
of Fort Collins, County of Latimer, State of Colorado.
WHEREAS, the City Planning Department Staff processed the application
request in accordance with Section 29-644 (g) of the City Code including the
notification of property owners within 500 feet of the said subdivision, posting
of a sign on the property, and the publication of legal notification in a daily
newspaper of general circulation; and
WHEREAS, the Director of Planning held a public hearing on Thursday,
February 8, 1990, at 1:30 P.M., in the Planning Department Conference Room,
300 Laporte Avenue, City Hall West, for the purpose of establishing a vested
right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF
PLANNING OF THE CITY OF FORT COLLINS THAT:
The minor subdivision now known as the Front Nine Drive at Southridge
Greens, P.U.D., Second Replat, be hereby approved, and as grounds, therefore,
the Director of Planning does find the following facts to be true:
A. The proposal meets the design criteria and standards of the City of
Fort Collins for streets and utilities.
B. The lots in this subdivision front on a dedicated right-of-way.
C. The lots are in conformance with and meet the requirements of the
R-L-P, Low Density Planned Residential, zone Aia"ict.
