For your information, attached is a copy of the Staff's comments concerning
PUD for Church in I-L Zone which was presented before the Conceptual
Review Team on December 26, 1989..
The comments are offered informally by Staff to assist you in preparing the
detailed components of .the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: December 26, 1989
ITEM: PUD for Church in IL Zone
APPLICANT: Ric Hattman, Gefroh-Hattman, Inc., 145 W. Swallow, Fort
Collins, CO. 80525
LAND USE DATA:
Request for a church and student meeting place in an existing structure,
located at 1635 Blue Spruce Drive.
COMMENTS:
1. If the building is not sprinkled, fire containment may be required.
2. "Panic" hardware must be placed on exits and a minimum of 2 exits are
required.
3. A schematic for the proposed signage for the church and/or meeting place
needs to be provided.
4. Churches and other public meeting places are not a permitted use in the IL
Zoning District and would require an approved PUD. Other similar
situations have apparently occurred as uses -by -right (i.e., Vineyards
Christian Church, 1201 Riverside, in the B-P Zone) or through approved
PUD's. The next submittal deadline is Tuesday, January 2, I990 for the
February 26, 1990 Planning and Zoning Board meeting.
