Swallow Fort Collins, CO 80525 Dear Ric: Staff has reviewed the 1635 Blue Spruce PUD Preliminary/Final plan and has the following comments to make: 1. Any modifications made to the building must conform to the Building Code. 2. Bicycle racks and motorcycle parking needs to be provided. 3. If no additional improvements are being proposed on the site, a letter stating this and signed by the applicant will suffice to address Storm Drainage concerns. This letter does not need to be prepared by a licensed professional engineer. 4. Note #5 on the site plan indicates a number of land uses to be "permitted uses by right" for this site. This terminology needs to be changed" to reflect these uses as being approved on the PUD site plan, since "uses -by - right" could only occur with code changes to the IL Zone. If these alternative uses are also being requested for approval on this PUD, an analysis of parking and traffic impacts for these other uses also needs to be provided., The "parking required" information shown on the site plan does not appear to be properly calculated. 5. Clarification is needed on the site plan regarding the amount of existing office use, as well as the amount of proposed church and meeting room space proposed. 6. Signage for the proposed land uses needs to be addressed. 7. Additional landscaping should be provided on the site. Specifically, street trees on 4W centers should be provided along the site's Willox and Blue Spruce frontages. If the existing curbcut at the northwest corner of the site is to continue to be used as a second point of access, an access easement from the adjacent property owner must be secured (if not already dedicated) and the curbcut improved to City standards. By Wednesday. February 7. 1990 three (3) copies of the revised site plan and any other information needed to address these comments must be submitted to the Planning Office. By Monday. February 20. 1990, ten (10) folded sets of the site plan, a colored rendering (unfolded) of the site plan and an 8-1/2" z 11" PMT reduction must be submitted for the Board meeting February 26.
