Dear Terry:
Thank you for the information concerning wetlands at this site. I have attached a vicinity map and
latitude and longitude data as you requested.
This area was primarily of agricultural character prior to construction of Johnson Elementary
School and Seneca Street. The development of these existing improvements created a defined
drainage outfall onto the property we are intending to develop as Westbrooke P.U.D. 2°d Filing.
Over the past ten years, as a result of this change in flow, a small wetland has developed on the
Westbrooke site. As we proceed through the approval process, City of Fort Collins Staff have
asked us to mitigate this newly created wetland.
As we discussed, this wetland was created primarily due to the completion of a portion of the
masterplanned development for this area. In effect. the wetlands are not natural. but created due
to a phasing of construction in the area.
Please review this information at your earliest convenience. As we intend to regrade this area in
the near future, we would like permission to do so without mitigation of the existing wetland feature.
The approximate area of this feature is estimated to be slightly less than one (1) acre. Please feel
