HomeMy WebLinkAboutPLATT FARM PUD PRELIMINARY - 3 90A - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESPLATT PROPERTY Planning Objectives January, 1990 The Platt property is currently proposed for single family residential development. The 30+ acre site is located generally west of Shields and is north of Wakerobin and east of Seneca Street. The site is bordered on the east by Pleasant Valley and Lake Canal. Adjacent properties to the south, east and north are undeveloped with little recent development activity. The site is bordered on the west by Poudre R-1 facilities Johnson Elementary School (opened 1989) and Webber Jr. High (to open fall 1990). Regency Park residential development is planned and under construction to the southwest. Northwest of the Platt project, a new neighborhood park is planned. The new schools and park will serve as a magnet for new west -side development. The parcel is part of the previously approved Pineview Master Plan. Pineview Tracts G and F were previously designated for 72 condo units, 64 townhome units, a 5,000 sq. ft. day care center and a 3,350 recreation center. The current proposal is for a less dense 90 unit single-family development with a pool -recreation center. The development concept offers an open space buffer along the ditch and perimeter streets. Natural landscaping with clustered planting of trees and shrubs will provide low - maintenance, open space. Variation in side yard set backs will be proposed with the final plan. A mix of varying lot sizes are planned to accomodate residential units to be marketed in price ranges from $90,000 to $150,000. On the preliminary proposal, streets are designated by a letter to facilitate development review comments. Street names will be submitted with revised plans. Construction of the initial phase is planned for summer, 1990. The timing and equitable cost sharing of the extension of streets and sewer services off -site needed in part by this project proposal and to serve the existing schools and projects in the future must be cooperatively negotiated with this and future development projects.
